It has its own shopping streets and a strong cluster of academic institutions. With the river, the estate and the sea all close, this is one of the costliest places to buy in the city.

Because the area has no open land left, new homes come from redevelopment of older plots. That shows in the listings: small, upmarket apartment buildings rather than large gated layouts. Casagrand Vienna is a new launch on about 1.5 acres, with 2, 3 and 4 BHK flats plus 4 BHK duplexes. Casagrand Zanora is under construction, a boutique block of 15 homes on 4.9 grounds, all 3 BHK. TVH Quadrant, from TVH True Value Homes, was completed in May 2017 and offers 3 and 4 BHK flats from about Rs. 4.2 Crore. The two Casagrand projects have no published price, so ask for the current cost sheet.

The appeal of living here is how much is already in place. Daily needs, schools and colleges are within the neighbourhood itself, which cuts down on driving. The coast and the river make it one of the greener parts of south Chennai. Before you buy, test the commute to your office at peak hour, since central Chennai traffic can be slow.

The trade-offs come with the scarcity. Prices per square foot are high, and a redevelopment site gives you fewer amenities than a large township. Check whether the building replaced an older structure, and ask for the approved plan and the title chain. Registration details for each project can be verified on the TNRERA portal. For a ready flat such as TVH Quadrant, ask about the age of lifts, water arrangements and association charges. For a launch, compare the promised handover date with the builder's record on similar sites.
