TVH Titanium City Phase 2 lies at 28, Aadhanur Road, Mannivakkam, in the Tambaram West area, pincode 600048. This is part of Chennai's southern suburbs, where the city thins out into newer residential pockets. Most trips will begin on Aadhanur Road.

The developer has not published distances to railway stations, bus routes, schools, hospitals, offices or the airport. So any travel time you hear on a sales call is an estimate. Treat it that way until you have driven the route yourself.

Before you commit, make the trips that will shape your week. Drive to your workplace at the morning peak and come home in the evening rush. If you have children, find the school you would actually use and time the run on a weekday. Note where you would buy groceries and see a doctor.

Handovers began in September 2021, so the area has had a few years to grow around the layout. Visit on a weekday and a weekend, and ask how many owners have already built. A street with lived-in houses feels very different from one lined with empty plots.

TVH Titanium City Phase 2 is a plotted layout, so you buy land and build your own home. Five sizes are offered. Cozy plots are 600 sq ft from Rs. 15 Lakhs, and Comfort plots 800 sq ft from Rs. 18.5 Lakhs.

Regular plots are 1,200 sq ft from Rs. 27.6 Lakhs, Prime plots 1,800 sq ft from Rs. 41.4 Lakhs, and Paramount plots 2,400 sq ft from Rs. 55.2 Lakhs. The smallest comes to about Rs. 2,500 per sq ft and the rest to about Rs. 2,300. Each price is a starting figure, so ask what your plot number costs.

Land does not carry GST. Stamp duty and registration are paid on the sale value. The house you build later is a separate budget, and GST applies to that construction contract.

TVH Titanium City Phase 2 has no published RERA registration number from TVH True Value Homes. Ask for it and look it up on TNRERA, the Tamil Nadu RERA portal, before you pay a token amount.

A plot is only as sound as its papers. Before you agree a price, ask the developer for:

• Land conversion order for residential use
• Approved layout plan showing your plot number and size
• Release order for the plots from the approving authority
• Title documents for the land and a recent encumbrance certificate
• Patta or land record for your plot
• Draft sale deed for your plot

Have a lawyer read the title and confirm no loan is charged on the land. Check that the plot on the ground matches the size in the approved layout, and that it is the number written in your agreement.

At registration, the sale deed puts the plot in your name. Then update the land and tax records to show you as owner. You will need them, and the approved layout, when you apply for your own building plan.

TVH Titanium City Phase 2 spreads 13.5 acres of plots in five sizes, from Cozy and Comfort up to Regular, Prime and Paramount. Broad roads run through the layout with walkways and avenue trees, and trees have been planted in the reserved open space.

Everyday life is simple here. A morning could start on the jogging track before work. After school, children have their own play area close to home. Guards are on duty at all hours, an entrance porch has a security kiosk, and a pre-cast compound wall runs around the site. CCTV watches the key points.

Services were laid before the plots were handed over. Sewer lines run underground to each plot, and stormwater drains are buried within the site. Sleeves carry TV, telephone and fibre cables from the feeder pillar to every plot. Water comes through buried pipes from an overhead tank, fed by a sump.

There is no clubhouse, pool or gym on the list. If those matter to you, plan to use a club outside. Before you pick a plot, look at where it lies against the open space and the entrance.
