Properties in Mannivakkam

Many people search for flats in Mannivakkam, but what this south Chennai locality really sells is land. It lies near Vandalur and the zoological park, set back from the GST Road corridor. Parts of it are still semi-rural. Buyers come here to secure a plot early, betting that the southern corridor will keep growing outwards. Entry prices are some of the lowest in the Chennai region.

All three projects we list are finished layouts. Radiance Jade Garden, from Radiance Realty, has 168 plots on 9.48 acres, completed in December 2022, from about Rs. 12.49 Lakhs. Radiance Smartville Plots offers 240 villa plots on 11 acres, completed in December 2025, from about Rs. 12.42 Lakhs. TVH Titanium City Phase 2, from TVH True Value Homes, covers 13.5 acres, with plot sizes graded from Cozy up to Paramount, from about Rs. 15 Lakhs.

So starting prices range from about Rs. 12.4 Lakhs to Rs. 15 Lakhs. At that level, a plot here is within reach of buyers who could not afford a flat nearer the city. The catch is that you will build the house yourself, or wait, and that takes both time and a second budget.

Getting around depends on the GST Road corridor, which is the main route into the city from this side. Check how far your plot is from it by road, and drive that stretch at peak hours. Ask the builder which internal roads are paved and who will maintain them once the layout is handed over.

Land buying brings its own checklist. Confirm the layout approval and make sure your plot number appears on the approved plan. Check the title chain and look for any pending dues or disputes. Ask whether water will come from a municipal line, a borewell or tankers, and whether power lines reach your plot. Registration details can be checked on the TNRERA portal.
