You turn off Vengaivasal Main Road and drive roughly 150 m to reach the layout. Along one side runs the Nanmangalam Reserve Forest, which is the reason many buyers choose this spot.

For the daily commute, you join the road linking Velachery and Tambaram after close to 2.1 km. It carries you into the city or out towards Tambaram. A metro station is planned at Medavakkam Koot Road, near 3.7 km away. Allow around 8.7 km to reach Tambaram's railway station, and close to 14.1 km for the airport.

If you work in the IT belt, TCS iON's Digital Zone is near 7.2 km off, and Sholinganallur's ELCOT IT Park close to 8.3 km. For school runs, Zion Matriculation Higher Secondary School is near 1.7 km. Chellam Hospital is around 1.8 km, while Gleneagles Global Health City is close to 6.5 km.

These are the developer's distances, not measured times. Drive the approach from the main road after heavy rain, and check how long it takes to reach the Velachery-Tambaram stretch at the morning peak.

TVS Emerald Aaranya Villas Rejoice offers three villa types, each with a ground and a first floor, quoted on built-up area. Start with the three-bedroom row villa: a built-up area near 1,519 sq ft on its own 832 sq ft plot, priced upward of Rs. 1.2 Crore. That comes to about Rs. 7,900 for each sq ft.

The Grand stands free with three bedrooms, putting near 1,969 sq ft on its 1,356 sq ft plot. Its Rs. 1.82 Crore starting price means about Rs. 9,200 for each sq ft. The largest, the Luxe, has three and a half or four bedrooms; its plot of 1,598 sq ft holds close to 2,316 sq ft. At Rs. 2.05 Crore, that is about Rs. 8,900 for each sq ft.

A different listing prices the three types higher, as the FAQ below sets out. To register interest, the developer asks for Rs. 5 Lakhs or Rs. 1 Lakh, then payments follow construction. GST applies until completion; stamp duty and registration are extra.

Since the villa is still being finished, ask for these before you pay:

• CMDA's layout sanction and the planning permit
• Building plan sanction for your villa
• Parent title deeds, the patta and an EC covering your plot
• Draft agreement for sale, plus the construction agreement if land and building are split
• A written copy of the five-year warranty against structural defects

Because Aaranya is not gated, its internal streets and parks may pass to the local body later. Ask how that changes upkeep and security.

At handover, collect the completion certificate for your villa, your registered deed and a letter confirming possession. Then move the patta and the power and water connections into your name. Paying a lawyer to review the title is money well spent.

TVS Emerald Aaranya Villas Rejoice puts two-storey homes along internal streets, on a 15.6-acre Aaranya layout that runs up to the reserve forest. Phase one has 96 villas, and one listing puts Rejoice at about 58 more. Around 62% of the land is open, with 1.25 acres set aside as parks. Renders you see show the layout the developer has planned.

A morning could start with a run or a ride on the jogging and cycling track. There is an aerobics and activity area, and the multipurpose courts come alive after school. Children have their own play area, and landscaped gardens give room to walk.

The clubhouse, recorded at 15,000 sq ft, holds a swimming pool, a gym and indoor games. A multipurpose hall suits family events, and a health and wellness space rounds out the list. Shops and convenience spaces are planned within the layout for small daily needs.

Families already live in phase one, so you can watch these spaces being used when you visit. Ask how the clubhouse is shared between phases, who may use it in a layout that is not gated, and what the monthly charge will be.
