Buyers weighing flats in Vengaivasal are usually priced out of the OMR itself but want to stay near it. The locality lies in south Chennai, close to Medavakkam and Sithalapakkam, a little inland from the IT corridor. Parts of it are still open land. Most of the building here is recent, driven by the southern suburbs spreading outward and by land that costs less than on the main corridor.

TVS Emerald Aaranya Villas Rejoice, from TVS Emerald, is still under construction within the wider Aaranya layout of about 15.6 acres. It offers 3 BHK row villas, 3 BHK independent villas and larger 4 BHK villas, from about Rs. 1.2 Crore. The possession date we have for it is not settled, so ask the builder for the current one.

For work, the OMR offices are the main destination, and Medavakkam is the nearest established hub for shopping and daily needs. Because the locality is still filling in, internal roads can vary in quality. Drive the route to your office at peak time, and check how the approach road to each project looks after rain.

The trade-offs follow from a young locality. You pay less than on the corridor, but services and roads may still be catching up with new housing. Ask for the approved plan, the title documents and, for Sobha Gardenia, the occupancy certificate. Check the registration of the TVS Emerald project on the TNRERA portal and read the committed completion date there. Ask where water comes from and how it is stored. For a villa, confirm the plot area you own and who maintains shared roads.
