Because the layout is finished, the approach road and the neighbourhood are already there to be judged. Spend a working day here before you buy. Drive to your office at the hour you usually leave, and come back in the evening rush, when OMR is at its busiest.

Then think about family routines. Find the nearest school your children could attend, the closest clinic and a grocery for daily shopping, and note the time each takes. If you plan to build later, visit in the monsoon too. Check how the internal roads drain and whether the plots near the entrance stay dry after heavy rain.

TVS Emerald Hamlet has no floor plans in the usual sense, because you buy a plot and build your own house on it. The only published plot size is about 890 sq ft, with prices across the layout running from Rs. 74 Lakhs to Rs. 2.4 Crore. A plot purchase rests on the land papers, so ask for:

• The land-use conversion order, showing the land may be used for housing
• The approved layout plan from the planning authority, with your plot marked
• The release order for the plots, confirming they can be sold
• Parent title documents and a recent encumbrance certificate for your plot
• The building rules that apply to houses in the layout

Have a property lawyer check the set before you pay an advance. At registration, the sale deed for the plot is executed in your name at the sub-registrar office. Then move the patta and property tax record into your name, which you will need to get your house plan approved.

TVS Emerald Hamlet divides into 101 villa plots along internal roads lined with avenue trees, inside a raised compound wall. The developer has not published the total land area or the share of open space, so ask for the approved layout plan. Any images from the sales office are renders as planned by the developer; the layout is finished, so walk it instead.

Evenings can gather under the pergola or on the party lawn for birthdays and community events, with landscaped gardens across the site. Because the homes are built by individual owners, ask how the association keeps these spaces up. Find out the monthly maintenance charge per plot and whether it rises once you build.
