Want to live in the middle of Chennai's IT corridor rather than at its far end? Karapakkam is on OMR in south Chennai, between Thoraipakkam and Sholinganallur, with technology offices all around it. That employment belt is what brings buyers here. Anyone looking at apartments in Karapakkam is usually hoping to shorten the daily trip to one of those offices. Metro Phase 2 is being built along this part of OMR as well.

Both listings here are complete, and both are priced in the middle of the Chennai market. Casagrand Savoye by Casagrand has 339 apartments, in compact and regular 2 BHK layouts and 3 BHK homes across two phases. Handover began in March 2021, and prices start at about Rs. 73.28 Lakhs. TVS Emerald Hamlet by TVS Emerald offers villa plots, handed over from December 2021, from about Rs. 74 Lakhs. The choice is between a finished flat and land on which to build your own home.

OMR is the road almost every resident uses, both to reach offices along the corridor and to head into the city. Once Metro Phase 2 opens, it should give you a rail option on the same stretch. Until then, test the drive at peak hour, as the corridor's office traffic builds quickly.

Living close to the offices has trade-offs. Traffic on OMR is heavy at shift times, and construction for the metro can add delays for a while. For a completed flat, check the occupancy certificate and look up the project on the TNRERA portal. For a villa plot, confirm the layout approval and who maintains roads and drains. Ask where water comes from and how supply holds up in summer. Read the maintenance charge terms and ask residents how the association is run. A short walk around the block at school time will also show you how busy the local roads get.
