TVS Emerald Lighthouse stands in Chennai's Pallavaram area, pincode 600063, on the 200 Feet Radial Road at Iswarya Nagar, Nemilichery. Pallavaram is a long-settled suburb in the south of the city, so the roads, shops and services around you are already running. The developer has not published distances to named places, so none are quoted here.

The radial road shapes most journeys from here. It is a wide road built to link the southern suburbs, so many trips start on a main artery rather than in narrow lanes. How long your commute takes still depends on the hour, so try it yourself.

Before you buy, spend a weekday in the area. Drive to your office at your normal starting time, then come back in the evening rush. Walk to the nearest grocery, pharmacy and bus stop, and note the time each takes. Ask residents about noise from the radial road on the side of the block facing it, and whether the approach floods in the monsoon.

TVS Emerald Lighthouse was built in two layouts, and the developer has sold both. The 2 BHK is about 1,076 sq ft and the 3 BHK about 1,439 sq ft, both in built-up area. At these sizes, even the two-bedroom flat is roomy for its type, which helps it hold resale interest.

The owner sets each price, and in a 14-floor block the floor, facing and view move it a good deal. A home in a completed building with an occupancy certificate carries no GST. You pay stamp duty and registration on the sale value, and the association may charge a transfer fee. Before you agree a figure, ask the seller for:

• The sale deed, with carpet and built-up area
• Block, floor and facing, and the covered parking allotted
• Recent maintenance receipts and a no-dues letter from the association
• A loan closure letter if the flat is mortgaged
• Any changes made to the original layout

A bank valuation for a home loan gives you an independent check on the asking figure.

TVS Emerald Lighthouse does not show a published RERA number from the developer. Ask the seller or TVS Emerald for it and check it on the Tamil Nadu RERA (TNRERA) portal. The entry records the approved plan, which you can match against the flat you are buying.

For a resale flat in a completed block, ask for:

• The occupancy certificate for the block
• The approved building plan with the flat marked
• Parent title documents for the 2-acre site
• The seller's sale deed and any earlier deeds in the chain
• A recent encumbrance certificate for the flat
• The latest property tax receipt, with the tax account in the seller's name

Ask a property lawyer to review the papers before you sign an agreement with the seller. At registration, a new sale deed is executed in your name at the sub-registrar office. Then move the property tax account and the electricity and water connections to you, and register with the owners' association.

TVS Emerald Lighthouse has three blocks of 14 floors on 2 acres, holding 279 homes. With that many families on a compact site, most shared space is built into the blocks and the grounds between them. The developer has not published an open-space figure, so ask the association for the approved plan. Launch images are renders as planned by the developer.

A morning might start with a workout in the gymnasium or a swim in the pool, then a lap of the jogging trail through the landscaped gardens. Children have their own play area, and the indoor games room covers wet afternoons. Retail spaces inside the project handle small errands without leaving the gate.

Evenings can move up to the rooftop lounge for the view across the suburb, or down to the party area for a family occasion. Since residents have lived here since 2021, ask a few of them how well these facilities are kept. Ask the association what the monthly maintenance is, and whether the rooftop lounge has booking rules or timings.
