TVS Emerald Peninsula has its front gate on Kaveri Street, close to VND Avenue in Manapakkam, in the 600125 pincode. The developer has not published distances to schools, hospitals, stations or offices, so plan your daily routes yourself before you pick a flat.

A sensible first step is to drive from the gate to your workplace at the hour you would normally leave. Repeat the trip in the evening, since the return is often the harder leg. If children will travel to school, time that run as well, and check whether the approach roads flood or narrow near the project.

The advantage of a completed project is that nothing here is a promise. The roads, the shops around the corner and the bus stops are already in place, and you can judge them on foot. Walk the lanes around VND Avenue on a weekday and again at the weekend.

Talk to people who already live in the six blocks. Ask how long their commute takes, where they buy groceries, and whether water and power supply have been steady since handover in June 2025. Their answers will tell you more about daily life here than any map.

TVS Emerald Peninsula was built in two home types: a 2 BHK of about 1,175 sq ft and a 3 BHK of about 1,583 sq ft, both given as built-up areas. The developer has sold every unit, so there is no fresh price list. What you pay now depends on the owner, the block, the floor, the facing and the state of the interiors.

Because the project is complete, no GST applies to your purchase. You pay Tamil Nadu stamp duty and registration on the sale value. Budget, too, for any transfer charge the residents' association levies and for legal fees on the title check.

Before you agree a figure with a seller, ask for:

• The original agreement and sale deed, to confirm the built-up and carpet area
• The block, floor and facing, stated in writing
• Recent maintenance receipts showing no dues
• A note on the car park allotted to the flat
• Any fittings or furniture included in the price

Compare offers on several flats of the same size. Two 3 BHK homes on different floors can carry quite different asking prices, and seeing more than one gives you a fair basis for negotiation.

TVS Emerald Peninsula has no RERA registration number published by the developer. Ask the seller, or TVS Emerald directly, for the number and look it up on the TNRERA portal. The entry should show the approved plan, the number of homes and the completion details on file.

A resale purchase rests on the seller's title, so hire a lawyer to trace it back to the developer's original sale. The documents to ask for are:

• The seller's registered sale deed and the original agreement with TVS Emerald
• The completion certificate for the block
• The approved building plan
• An encumbrance certificate covering at least the years since purchase
• The latest property tax receipt and patta or tax assessment in the seller's name
• A no-dues letter from the residents' association
• A no-objection letter from the bank if the seller still has a home loan

Once the sale deed is registered in your name, transfer the property tax account, the electricity connection and the association membership. Keep copies of every document the seller hands over, because a future buyer will ask you for the same chain.

TVS Emerald Peninsula spreads six blocks of seven floors over a 6-acre site, with 392 homes in all. Low buildings on a site this size leave room for gardens and paths between them, and the developer describes the green areas as landscaped and organic. The share of open space has not been published, so ask to see the approved site plan.

Picture an ordinary day. You could start with a lap of the jogging and skating track, a session in the gym or a swim in the pool. Children have a play area of their own, and older residents can use the yoga space, the spa or the sauna.

The clubhouse carries a games room and a mini theatre for evenings, and an amphitheatre suits festivals and gatherings. Outdoor courts cover sport. For anyone who works from home part of the week, a business centre offers a quieter desk than the living room.

Since everything has been built, check its condition rather than trusting a brochure. Visit the pool, the gym and the theatre, ask the residents' association how often each is serviced, and find out what the monthly maintenance charge covers. Also note which block the flat you like faces, because outlook varies across six buildings.
