TVS Emerald The Estate Plots is on survey number 38/2 at Bagalur, pincode 635103, facing CCL floriculture across the road, in the Hosur taluk. Bagalur is in Tamil Nadu, just over the state border from the Sarjapura side of Bangalore. It is a quieter, more open area than the city, which is part of why land here costs less.

Day-to-day life will revolve around Hosur and Bagalur. Hosur town is reachable by road for larger shopping, schools and hospitals, while Bagalur covers smaller needs. For work in Bangalore, Hosur Road runs towards Electronic City and on into the city, and you can also drive to Attibele and Sarjapura. The developer has not published distances or drive times, so we do not quote any.

If you plan to commute into Bangalore daily, drive the route at peak hours first, including the border crossing. Check how easily you can reach a hospital at night and which schools send buses to the layout. Buyers holding the plot for later should look at what new roads and industry are planned around Hosur.

TVS Emerald The Estate Plots has no RERA registration number published yet. The land is in Tamil Nadu, so the registration, if any, will be on the Tamil Nadu RERA website, not Karnataka's. Ask TVS Emerald for the number and check it there before you pay.

For a plot, the land papers matter most. Ask for:

• The layout approval, and the authority that granted it
• The land conversion order allowing residential use
• The release order for your plot, if the approval released plots in stages
• Title deeds for survey number 38/2 and the parent title
• An encumbrance certificate covering at least 30 years
• Patta and chitta records for the land

Have a property lawyer familiar with Tamil Nadu land records review these. Registration happens at the local sub-registrar's office in Tamil Nadu. After the sale deed is registered in your name, apply for the patta transfer and the property tax account. Before you build, get your house plan approved by the local body.

TVS Emerald The Estate Plots spreads 461 plots over 33 acres in its master plan, connected by asphalt roads with kerbs and footpaths and lined with avenue trees. Parks and landscaped areas are spread across the layout. The share of land kept open has not been published, so ask for the approved layout plan. The layout is finished, so you can walk it rather than rely on renders.

Once your house is built, a morning could begin on the jogging and skating track or in the meditation and yoga zone. The clubhouse has a gym, and the multipurpose sports courts suit an evening game. Children have a play area of their own.

For gatherings, there is an amphitheatre and an outdoor party zone. Behind the scenes, water comes from a treatment plant through underground pipes to central overhead tanks, and sewage runs underground to a treatment plant. Street lights are energy-efficient, common areas have generator backup, and boom barriers and CCTV guard the entrance. Ask what the monthly maintenance is, and whether it applies before you build.

TVS Emerald The Estate Plots has four plot tiers. Premium plots of roughly 571 sq ft begin at Rs. 21.9 Lakhs, or about Rs. 3,800 per sq ft. Grande plots of roughly 1,132 sq ft begin at Rs. 57.9 Lakhs, about Rs. 5,100 per sq ft. Imperial plots of roughly 2,250 sq ft begin at Rs. 95.9 Lakhs, about Rs. 4,300 per sq ft. Palatial plots of roughly 3,378 sq ft begin at Rs. 1.61 Crore, about Rs. 4,800 per sq ft.

A plot of about 571 sq ft allows only a small house, so check the setbacks before you buy one. Stamp duty and registration are charged at Tamil Nadu rates. Ask whether any GST is added on development or club charges. Ask for a cost sheet that shows:

• Plot number, dimensions, facing and road width
• Base rate and any corner or park-facing premium
• Development, clubhouse and maintenance charges
• Water, power and sewer connection fees
• Any GST, as a separate line
• Stamp duty and registration at Tamil Nadu rates
