The town belongs to Krishnagiri district in Tamil Nadu, roughly 40 kilometres beyond Electronic City, and has long been a factory town. It functions as part of the Bangalore region even though it lies in another state, and that shapes how you buy.

Plot sizes vary a lot, so compare the rate per square foot rather than the headline figure. Land-based homes suit buyers who want to build to their own plan or hold ground for the long term.

The town's own industrial base gives it jobs that do not depend on Bangalore. For trips into the city, the route runs back past Electronic City, so a daily commute to the centre is a long one. If your work is in Electronic City or the local factories, the distance is far more manageable. A plot also leaves you free to hold the land and build later, which suits a buyer with no fixed moving date.

The biggest difference is paperwork. Land records, registration and stamp duty follow Tamil Nadu rules, not Karnataka's, so use a lawyer who knows the Tamil Nadu process. Ask whether the seller holds the original patta and the parent documents. For a plot, check the layout approval, clear title and whether roads, drainage and power are already laid. For a villa, confirm the completion documents and the association's maintenance charges.
