With children, the school run looks short. Boaz CBSE Public School is listed about 3.4 km away and SIVET College about 2.8 km. For regular medical care, the builder names Medicity Multispeciality Hospital, around 5.4 km from the gate.

If you commute by train, Tambaram, one of the city's busiest suburban stations, is roughly 8 km out. Flying often? Chennai's airport lies roughly 13 km away, a manageable drive for early departures.

For shopping, banking and a quick visit to the doctor, head to the main Medavakkam roads, a few minutes by car. Traffic towards the IT belt builds at rush hour, so try your office drive at your usual time before you book. Aaranya is a large campus, and it is worth asking how far the Udyana blocks are from the entrance.

TVS Emerald Udyana Phase 3 has three bedrooms in every layout. With two bathrooms, Rs. 96.99 Lakhs buys roughly 1,331 sq ft and Rs. 1.12 Crore buys roughly 1,486 sq ft. With three bathrooms, Rs. 1.13 Crore buys roughly 1,587 sq ft and Rs. 1.29 Crore buys roughly 1,665 sq ft. That is between Rs. 7,100 and Rs. 7,750 a sq ft.

The builder does not state whether those areas are carpet or saleable. Its page also carries a banner price of Rs. 1.23 Crore and above, and it advertised a limited-period discount worth as much as Rs. 4 Lakhs. Because the flats are still being built, GST is added, along with Tamil Nadu stamp duty and registration.

Before paying a token, get these in writing:

• Carpet area for your flat, checked against the TNRERA filing
• GST, stamp duty and registration as separate lines
• Parking price and any club membership fee
• Upkeep deposit and charges for water and power connections
• Whether the discount applies to you, and how it is paid
• Instalments tied to construction stages

TVS Emerald Udyana Phase 3 is registered with TNRERA under TN/35/Building/0227/2025. On the portal you can read the plans, the builder's filings and the finish date it has committed to. If that date differs from the 2028 handover you are being told, raise it before booking.

Other permissions have not been made public, so request copies. At booking, you should see:

• The TNRERA certificate for Phase 3
• Planning permit and sanctioned drawings for the Udyana blocks
• Land title papers and an encumbrance certificate covering Aaranya
• A draft sale agreement giving the carpet area and the handover date
• A flat-wise cost sheet with every charge itemised

Flats and villas share one campus, so ask who will own and run the clubhouse and common grounds once the builder leaves. Will there be a single residents' body or two, and how will running costs be divided between them?

On completion of your block, collect the completion certificate, the registered sale deed, and the property tax account, power and water connections in your own name.

TVS Emerald Udyana Phase 3 is the flat-owning corner of Aaranya, where most neighbours live in villas. In the developer's plan, close to two-thirds of the campus stays open, shaded by hundreds of trees, with a couple of acres of lawn. Blocks rise only five storeys above the stilt, so the ground is never far away.

Imagine a weekday here. A morning jog along the paths, or a workout indoors or at the open-air gym, while the youngest goes to the creche. After work, tennis, a net session on the cricket pitch, a game on the multipurpose court, or skates for the children.

Quieter days have a yoga studio, a pool and a sauna. The clubhouse holds a multipurpose hall and a games room. An amphitheatre and a bonfire pit set the scene for festivals and neighbourhood evenings, and small children can burn energy on the jungle gym and in the play areas.

All of this is shared by villa and flat owners across the campus. Ask which facilities are open today, get the full list written into your sale agreement, and find out what your monthly upkeep fee will cover as an apartment owner.
