Properties in Medavakkam

Buyers who want to reach both the OMR offices and the GST Road side from one address often shortlist flats in Medavakkam. The locality is in south Chennai, between Velachery and the Tambaram belt. It filled up quickly as the OMR corridor ran out of room and people looked further inland. Prices are lower than on either corridor, which is the main reason it keeps drawing families.

Two projects are listed here, both apartments. CasaGrand Zenith, from Casagrand, is complete: 949 homes on 7.46 acres, handed over from June 2023, with 2 BHK to 4 BHK layouts across two phases, from about Rs. 70 Lakhs. TVS Emerald Udyana Phase 3 is under construction, due in 2028, with 3 BHK homes in two- and three-bathroom versions from about Rs. 96.99 Lakhs. It is part of the larger TVS Emerald Aaranya community on 15.6 acres.

So starting prices range from about Rs. 70 Lakhs to just under Rs. 1 Crore. That places Medavakkam in the middle of the market. The choice between the two is really a choice between moving in now and waiting a few years for a newer building.

Getting around is where you need to be careful. Road space has not kept up with how fast the locality grew, and junctions get crowded at rush hour. Test your commute towards the OMR and towards GST Road at the times you would actually travel. The benefit of having two corridors within reach only helps if the roads between them move.

Before booking, check each project's registration on the TNRERA portal. For CasaGrand Zenith, ask which phase and tower your flat is in and get the completion certificate for it. For the TVS Emerald phase, compare the 2028 date with progress on site. Ask about water supply in summer and storm-water drainage in the monsoon, which matter in low-lying parts of south Chennai.
