Upcoming Century Apartments faces Attur Lake from across Ananthapura Main Road, within Attur Layout in Yelahanka New Town (pincode 560064). The developer has not published distances to offices, stations, schools or hospitals, so none are quoted here. What the address does tell you is that the lake lies across the road, which may shape the outlook from some flats.

Plan your own trial runs before you commit. Drive from the site to your office on a weekday morning and back in the evening rush. Note how long it takes to reach the main roads out of Yelahanka New Town, and how busy Ananthapura Main Road gets at school hours.

As nothing has launched, ask which side of the plot will carry the main gate and whether the approach road will change. Walk along the lake edge to judge its upkeep and how crowded it gets at weekends. Look for grocery stores, a clinic and schools near the site, and list the errands you would still need a car for.

Upcoming Century Apartments indicates three layouts, all quoted as built-up area. The two-bedroom is about 1,160 sq ft, the 2.5-bedroom Smart plan about 1,300 sq ft, and the three-bedroom about 1,760 sq ft. Carpet areas have not been published, so ask for them once plans are filed.

Indicative prices are Rs. 1.09 Crore to Rs. 1.23 Crore for the two-bedroom and Rs. 1.23 Crore to Rs. 1.42 Crore for the 2.5-bedroom. The three-bedroom starts at Rs. 1.67 Crore, with no ceiling given. On the entry figure, the two-bedroom works out to about Rs. 9,400 per sq ft. Expect the launch list to differ from these early numbers.

An under-construction home carries GST, and stamp duty and registration apply to every purchase. When you get a cost sheet, check that it lists:

• The base rate and the area it is charged on
• Floor-rise charges and any premium for lake-side flats
• Car parking and clubhouse membership
• Maintenance deposit and advance maintenance
• GST on its own line
• Estimated stamp duty and registration

Upcoming Century Apartments has no RERA registration number on record yet. Bookings are not allowed until a project is registered, so wait for the number and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry will list the promoter, the land, the sanctioned plan and the completion date the developer commits to.

Before paying anything, ask to see:

• The RERA registration certificate
• Title documents and an encumbrance certificate for the 15-acre land
• The order converting the land to residential use
• The sanctioned building plan for the three towers
• A draft agreement for sale with a handover date and a stage-wise payment plan

Pay only by traceable transfer and against a receipt. At handover, ask for the occupancy certificate, register the sale deed in your name and apply for the khata. File every document safely, since your bank will want copies.

Upcoming Century Apartments places three towers of 14 floors on about 15 acres in its plan, for 458 households. The developer has not published the open-space share or the tower positions, so ask for the layout once it is filed. All facilities below are as planned by the developer and may change before launch.

Mornings could start on the jogging and cycling track or in the yoga and activity zone, followed by the gym or a swim at the clubhouse. Parents could drop toddlers at the creche, and older children would have the play area and several sports courts once school ends. Retail spaces within the project could cover small daily purchases.

Evenings might mean a film in the mini theatre or a round in the indoor games zone. The multipurpose party area can take a birthday or a family get-together, and the landscaped gardens give you a place to walk after dinner. Ask which of these facilities open with the first tower and which wait for the last one.
