Because the layout is largely built out, new supply arrives in small amounts. The project on our list right now is Upcoming Century Apartments by Century Real Estate, an apartment development planned with 2 BHK, 2.5 BHK Smart and 3 BHK homes. Asking prices start from about Rs. 1.09 Crore, which places it in the upper-middle band for the north. Possession is quoted from December 2030 onwards, so this is a purchase for buyers who can wait rather than those who need a home soon. Resale flats in older sector buildings are the other route if you need to move sooner.

For travel, Bellary Road is the main line out. It carries you north to the airport and back towards the city, which suits households with frequent flyers or jobs near the airport. The planned internal roads help too, since traffic inside the sectors moves more easily than in unplanned layouts. Still, drive your actual commute at peak hour before deciding.

Weigh the trade-offs of an upcoming project. A long wait means rent and EMI may overlap, and prices, specifications and layouts can still change before launch. Ask whether the project already holds a RERA registration, and do not pay a large booking amount until it does. Check the title of the land, the approved plan and the builder's record on earlier handovers. For a resale flat, verify the occupancy certificate, khata and association dues, and ask residents about water supply.
