• Floor-rise and facing premiums
• Car parking and the number of bays
• Clubhouse membership and maintenance deposit
• GST as a separate line
• Stamp duty and registration on the full value

Upcoming L&T Apartments has no RERA registration number on record yet. Ask the developer for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in). The entry records the land and survey numbers, the approved plan, the home count and the declared completion date.

For a home under construction, ask for:

• The RERA registration certificate
• Title documents and an encumbrance certificate for the 12 acres
• The conversion order for residential use
• The sanctioned building plan showing the height of your tower
• A draft agreement for sale with a handover date and a construction-linked payment plan

Pay only by bank transfer, into the account named in the RERA filing, and keep every receipt. At handover, collect the occupancy certificate, register the sale deed in your name and apply for the khata. Your lender will want copies of each.

Upcoming L&T Apartments plans eight high-rise towers on about 12 acres. The open-space share and the floor count have not been published, so ask for the sanctioned site plan. The amenity list mentions clubhouses totalling 60,000 sq ft. Everything described here is as planned by the developer and may change.

A weekday could begin on the jogging track or in the yoga zone, then the gym or the pool. The health centre would be close by for check-ups. Children have a play area and several sports courts, and the indoor games zone covers a rainy afternoon.

Evenings might mean a show at the amphitheatre or a walk through the landscaped gardens. Birthdays and family dinners can move to the party area. The list does not name a creche, co-working space or shops, so if you need those, ask whether they are planned. Also ask which facilities open with the first towers and which follow later.
