Upcoming Signature Regal lies near Madivala village in Chandapura, pincode 562166, on the southern fringe of Bangalore. This is not the Madiwala near Koramangala; it is a village further south, in a belt where industry and housing grow side by side. The developer has not published distances to offices, schools, stations or hospitals, so none are quoted here.

A home this far south suits people whose daily life already points that way. If your office or college is to the south, the drive can be short. If it lies in the city centre or the north, expect a long commute through busy stretches every day.

Visit the site before you commit. Check the width and state of the approach road from the main Chandapura junction, and how long the last stretch takes. Then drive to your workplace at your usual hour and time the return in the evening. Look for schools, shops and clinics you could reach easily, since those decide how the area feels to live in. With handover years away, ask what road work is planned around the site.

Upcoming Signature Regal lists four layouts, all by built-up area. The 2 BHK is about 1,280 sq ft from Rs. 1.02 Crore. The 2.5 BHK is about 1,607 sq ft at Rs. 1.28 to 1.33 Crore. The 3 BHK is about 1,703 sq ft at Rs. 1.36 to 1.56 Crore, and the 3.5 BHK about 2,058 sq ft from Rs. 1.65 Crore.

That puts the rate between about Rs. 8,000 and Rs. 9,200 per sq ft, with the top of the 3 BHK range the highest. Carpet areas are not published. Since the homes are under construction, GST applies, and stamp duty and registration are payable on top. When prices are released, ask for a cost sheet that covers:

• Base rate and the area it is charged on
• Carpet area of the unit
• What sets your price within a quoted range
• Floor-rise and facing premiums
• Car parking and bays included
• Clubhouse fee and maintenance deposit
• GST as a separate line
• Stamp duty and registration

Upcoming Signature Regal has no published RERA registration number. A project has to be registered before it is sold, so wait for Signature Dwellings to share the number, then search it on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the promoter, the approved plan, the number of homes and the declared completion date.

Once the project is registered, ask for:

• RERA certificate for the tower you are buying in
• Title documents and an encumbrance certificate for the 8.5 acres
• Sanctioned building plan and the approved site layout
• The confirmed number of homes and floors per tower
• Draft agreement for sale with the stage-linked payment plan
• Occupancy certificates from the developer's finished projects

With handover given as 2030 onwards, look closely at how the agreement handles delay. At handover, collect the occupancy certificate for your tower, the registered sale deed and the khata in your name.

Upcoming Signature Regal shows six towers on 8.5 acres in its plan. Floors per tower, the total number of homes and the open-space share have not been published. At pre-launch the layout may still change, and any render is as planned by the developer. Ask for the site plan in writing and note where your tower stands.

A day here might start with laps of the jogging and skating track, or a workout in the gymnasium. After school, children have a play area and the sports courts, and teenagers can skate on the same track. The swimming pool is the weekend draw, and the games room covers rainy afternoons.

In the evening you can walk the landscaped gardens, or meet neighbours at the clubhouse. The party area handles birthdays and small functions without hiring a hall. The list is shorter than at some larger launches, but it covers the basics a family uses most. Ask which facilities are in the sanctioned plan, which tower phase delivers them, and how maintenance is shared across the six towers.
