Urbanrise City of Joy stands in Thirumazhisai, on the western side of Chennai. The builder has not released a street address, a pincode or distances to schools, hospitals and stations. Ask for the exact site location and a map pin before you plan a visit.

Since there are no published travel times, work them out yourself. Drive from the site to your office at the hour you usually leave, and repeat the trip in the evening. If you use public transport, find the nearest bus stop or station and check how often services run.

Families should map the school run and the drive to the hospital they would use. Note, too, where you would buy groceries or medicines beyond what the township plans inside its gate.

A large share of this 7.46-acre site is meant to stay open, with over 70% of the land left unbuilt. That affects how you move inside the campus as well. Ask where your tower will stand relative to the main gate, the shops and the clubhouse, because walking distances inside a township of this size can vary a lot from one block to another.

Urbanrise City of Joy offers 2 BHK and 3 BHK flats, sold as Manhattan Condos. The 2 BHK starts at Rs. 61 Lakhs. The builder has not published a size for either type or a price for the 3 BHK, so a rate per sq ft cannot be worked out yet.

Because construction is ongoing, you will pay GST on top of the flat price. Stamp duty and registration apply as well, and payments usually follow construction stages rather than a single lump sum.

Before you pay a booking amount, ask for a cost sheet that lists:

• The carpet area and super built-up area of the exact flat
• The tower, floor and facing, and any premium on them
• GST, stamp duty and registration as separate items
• Car parking, the club membership fee and the maintenance deposit
• The stage-linked instalment schedule
• Which TNRERA registration covers the flat

Once you have the carpet area, divide the total price by it to get your real rate. Only then compare it with other flats in Thirumazhisai, since a low headline price can hide a small home.

Urbanrise City of Joy holds two Tamil Nadu RERA registrations: TN02/Building/0467/2020 and TN02/Building/0086/2023. Look up both on the TNRERA portal. Each entry shows the approved plan, the number of homes and the completion date for its part of the project. Make sure you know which one covers your flat.

With the buildings still going up, ask to see:

• The TNRERA certificate for your phase
• The planning permit and approved building plan
• Land title documents and a current encumbrance certificate
• A draft sale agreement that states the carpet area and handover date
• The allotment letter naming the tower and flat number
• The construction-linked payment schedule

Read the draft agreement closely before paying more than a token. Check the delay penalty and what happens to your money if the phase is not finished on time.

When your tower is complete, collect the completion certificate and have the sale deed registered in your name. Then move the property tax account and the electricity connection out of the builder's name.

Urbanrise City of Joy spreads the towers across 7.46 acres in the developer's plan and keeps over 70% of the land open. The tower count and floor count are not yet public, so ask for the site drawing to see how the buildings and green spaces are arranged.

Imagine a normal day. You might start with a workout at the outdoor gym, then take coffee from the coffee shop to the co-working space. Anyone who prefers quiet can use the library or the reading area.

After school, children have a play area and a game zone, and teenagers can try snooker. Sport includes a badminton court, with the builder also mentioning basketball and cricket nets. In the evening, the seating plaza and the amphitheatre offer places to meet neighbours, and the clubhouse lounge suits smaller gatherings.

Everyday errands are part of the plan too. A pharmacy is listed, along with shops, an ATM and EV charging, and rainwater harvesting is built into the design. The multipurpose hall handles birthdays and festivals. Large townships usually open their facilities in stages, so ask which ones will be working when you move in.
