Buyers looking west of Chennai for lower prices often end up comparing flats in Thirumazhisai. The town lies on the city's western edge, past Poonamallee, along the highway heading west out of Chennai. An industrial estate and a growing number of logistics firms give it a local job base. As the western side of the city spreads outward, land here attracts buyers who find prices closer in too high.

Weigh the trade-offs of a town on the city's edge. Prices are low, but schools, hospitals and larger shops may be further away than in settled suburbs. Resale can take longer in an outer market, so buy with a long holding period in mind. For plots, confirm the CMDA approval, the water source and who maintains the roads. For flats, ask for the occupancy certificate. Look up each project on the TNRERA portal. Get a full cost sheet, covering registration and any development charges, before you pay a booking amount.
