Then drive from it to your office at the hour you usually leave, and come back in the evening peak. A corridor packed with offices can move slowly at both ends of the working day, and a short distance on a map can still mean a long drive.

For family routines, find out which schools and clinics current Sholinganallur residents use, and time those trips as well. The project itself will have a supermarket, so everyday shopping may not need a car. Visit on a weekday and again on a weekend to hear the traffic and see how busy the approach roads get.

Urbanrise Whispers of Sky lists five sizes. Facing east, you can find plans near 1,560, 1,568 and 1,725 sq ft; on the west side, plans near 1,221 and 1,718 sq ft. The project is described as three and four bedrooms, yet only the east-facing plan of 1,568 sq ft is confirmed as a 3 BHK. The sizes are not marked as carpet or saleable, so ask.

Prices open from Rs. 1.39 Crore. Urbanrise has not said which plan that buys. On the smallest size it would work out to about Rs. 11,400 per sq ft, but that is only a guide until you have a plan-wise quote.

Because the homes are under construction, GST is added on top. Stamp duty and the registration fee fall due when the sale deed is registered. Ask for a cost sheet with:

• Base price, bedroom count and carpet area of your plan
• Floor-rise and east or west facing premium
• Car parking and the number of bays
• Clubhouse membership and maintenance deposit
• GST as its own line
• A payment schedule linked to construction stages

Urbanrise Whispers of Sky carries the TNRERA number TNRERA/29/BLG/0389/2025. Look it up on the state RERA site (rera.tn.gov.in) before you pay a booking amount. The entry shows the approved plans, the number of homes covered and the completion date the developer has declared. Check that it covers every block, since large sites are sometimes registered in phases.

At this stage, ask for:

• The RERA registration certificate
• The sanctioned building plan showing your flat and its bedroom count
• Title documents and an encumbrance certificate for the 6.09 acres
• A draft agreement for sale with the handover date and delay terms
• The payment schedule tied to construction milestones

Compare the specifications in the agreement with those filed on the portal, and follow the developer's quarterly progress updates there. At handover, collect the completion certificate for your block, register the sale deed and move the property tax assessment and utility connections into your name.

Urbanrise Whispers of Sky puts 623 homes on 6.09 acres, and the tower layout is not yet public. Images you see are renders, as planned by the developer. Ask for the master plan to learn which block your flat is in and how far it is from the clubhouse and the gate.

The amenity list is unusually long, so think of it by time of day. Mornings might mean the outdoor gym, yoga, a swim or a walk through the zen garden. On a home-working day, the co-working spaces and the library give you somewhere quieter than the living room.

After school, children have a play area, a mini soccer field, cricket practice nets and space to skateboard. Adults can pick from tennis, badminton, basketball, volleyball, table tennis and snooker. Evenings might end at the mini theatre, the rooftop theatre or the amphitheatre, with the clubhouse lounge, the game zone and a party and barbecue area for gatherings. A multipurpose hall covers larger events.

Practical touches include a supermarket, solar panels and chargers for electric cars. Ask which facilities open at first handover and how the monthly maintenance charge will be set for so many of them.
