Since you will be building here, visit at different times of day. Check the road from the main highway to the gate, how the layout drains after rain, and where the nearest shops are. Time the drive to your office and to the schools you have in mind. If you travel often, note how long the trip to the airport takes. A plot is a long commitment, so it pays to know the area well.

Vaishnavi One Life Plots sells land, not a built home. The 30x40 size gives you about 1,200 sq ft of land, priced upward of Rs. 1.07 Crore, or about Rs. 8,900 per sq ft. The 40x60 size doubles that to about 2,400 sq ft, upward of Rs. 2.10 Crore, which is about Rs. 8,750 per sq ft. Custom plots begin at about 1,035 sq ft and are quoted from Rs. 1.20 Crore to Rs. 5 Crore.

Each plot has a power cable ending at its edge and a water line from the layout's overhead tank. Stamp duty and registration are payable on the full price. GST is not usually charged on a completed plot, but confirm it in writing. Budget separately for designing and building your house. Ask for a cost sheet that shows:
