Vajra West City

Vajra West City opens onto the Nehru Outer Ring Road in Osman Nagar, part of Tellapur, pincode 502300. That frontage is the main point of the location: the ring road links you by car to most of the city without crossing its centre. The developer has not published distances, so time your own trips.

If your office is in Gachibowli or the Financial District, you will reach both by road, and that daily drive will define your week. Try it at your usual start time and again in the evening peak. Once six towers are occupied, a lot of cars will join the ring road from one gate, so ask how many entry and exit points the plan has.

For school, doctor and shopping, Kollur and Nallagandla are the neighbouring areas, and the wider area has schools, hospitals and markets. Drive to the school you prefer at drop-off time and note the distance to a hospital with an emergency ward. Because homes will not be ready until 2029, ask yourself how the area may change by then, and visit once at night to judge the road lighting.

Vajra West City has three plan sizes, each built in an east-facing and a west-facing version, all quoted as built-up area. The 2.5 BHK measures about 1,420 sq ft; the 3 BHK is offered in about 1,740 sq ft and about 2,030 sq ft. Carpet areas have not been published, so ask for them with a dimensioned plan.

West-facing homes start at Rs. 1.10 Crore, Rs. 1.34 Crore and Rs. 1.59 Crore, and the matching east-facing homes at Rs. 1.12 Crore, Rs. 1.36 Crore and Rs. 1.61 Crore. That works out to about Rs. 7,700 per sq ft on the two smaller plans and about Rs. 7,800 on the largest. In a 38-floor tower, the floor you choose can move the price further.

Because the homes are under construction, GST applies on top of the base price, along with stamp duty and registration. Ask for a cost sheet with:

• Base rate and the area it is charged on
• Facing premium and floor-rise charge
• Car parking, bays included and the EV charging point
• Clubhouse membership and maintenance deposit
• GST as a separate line
• Stamp duty and registration
• Payment schedule linked to construction stages

Vajra West City has no RERA registration number published by the developer. Ask Vajra Infra for it and look it up on the Telangana RERA (TS-RERA) portal before you pay any booking amount. The entry shows the approved plan, the promoter's declared completion date and the quarterly progress updates.

At this stage you are buying a home that does not yet exist, so the paperwork is your protection. Ask for:

• The RERA registration certificate and project page
• The sanctioned building plan and the permit for all six towers
• Title documents and an encumbrance certificate for the 12.9 acres
• The development agreement, if the landowner is a separate party
• A draft agreement for sale with the handover date and delay penalty
• A payment schedule tied to construction milestones

If you take a home loan, check that your bank has approved the project. At handover, ask for the occupancy certificate for your tower before you pay the last instalment. Then register the sale deed and move the property tax and utility accounts into your name, which serves the purpose of a khata elsewhere.

Vajra West City places six towers on 12.9 acres, the tallest at 38 floors, with about 1,40,000 sq ft of clubhouse space for 2,055 homes. The share of land left open has not been published, so ask for the sanctioned site plan. Everything you see today is a render as planned by the developer.

A working day could begin in the indoor or outdoor gymnasium, or on the long jogging track. If you work remotely, the co-working spaces and a board room give you somewhere to take calls away from the family. Younger children can go to the creche, and older ones to the play areas and the sports courts after school.

Weekends have plenty of room. The rooftop pool is the headline feature, and the indoor games zones and mini theatre cover the monsoon months. For a walk, there are landscaped gardens laid out around water features. For family functions, banquet halls and a party area mean you need not book an outside venue. Retail spaces inside the gate handle daily needs. Ask what the clubhouse will cost to run, how bookings will be shared among so many homes, and which facilities open first.
