Vanshika Natures Harmony

Vanshika Natures Harmony sits in VISL Layout at Talaghattapura, pincode 560109, where the city meets its southern fringe along Kanakapura Road. The road has become a residential corridor, with new apartment projects alongside older layouts and open land.

Most of your trips will run along Kanakapura Road. Part of the road is served by the Namma Metro Green Line, which can take you towards the city without a long drive. JP Nagar and Banashankari are reachable by road, and NICE Road nearby connects to other parts of Bengaluru. No distances or times have been published, so we do not quote any.

Try the drive to your workplace at your real leaving time and come back in the evening rush, then try the metro route too. Walk the lanes of VISL Layout to see where shops, clinics and schools are today. By 2028 the area will have changed, so ask the developer what the approach road to the site will look like at handover.

Vanshika Natures Harmony offers five plans, all quoted as built-up area:

• 3 BHK Compact, about 1,466 sq ft: Rs. 1.89 Crore onwards (about Rs. 12,900 per sq ft)
• 3 BHK, about 1,626 sq ft: Rs. 2.09 Crore onwards (about Rs. 12,850 per sq ft)
• 3 BHK, about 1,786 sq ft: Rs. 2.29 Crore onwards (about Rs. 12,800 per sq ft)
• 3.5 BHK, about 1,917 sq ft: Rs. 2.45 Crore onwards (about Rs. 12,800 per sq ft)
• 3 BHK Luxury, about 2,011 sq ft: Rs. 2.57 Crore onwards (about Rs. 12,800 per sq ft)

Carpet areas are not published, so ask for them. As these homes are under construction, GST is payable, and stamp duty and registration follow at the sale deed. Ask for a cost sheet that lists:

• Base price for the exact unit and floor
• Floor-rise and facing premiums
• Car parking and the bays included
• Clubhouse fee and maintenance deposit
• GST on its own line
• Stamp duty and registration
• The stage-wise payment schedule

Vanshika Natures Harmony has no RERA registration number published yet. A project taking bookings should be registered, so ask Vanshika Lifespaces for the number and look it up on the Karnataka RERA website, rera.karnataka.gov.in. The entry shows the declared completion date, which should match the December 2028 handover you are quoted.

At this stage, ask to see:

• RERA registration certificate
• Sanctioned building plan for the six blocks
• Title deed and an encumbrance certificate for the land in VISL Layout
• A draft agreement for sale with payment stages and the handover date
• The banks that have approved the project for home loans

Have a property lawyer read the agreement before you sign, and keep every stage receipt. At handover, ask for the occupancy certificate for your block before you take the keys. Then register the sale deed in your name and apply for the khata transfer.

Vanshika Natures Harmony sets six 10-floor blocks on 4.09 acres, inside a compound wall of about 1.8 metres with gated entries. The share of open space has not been published, so ask for the sanctioned site plan. Until the blocks are finished, every image you see is a render as planned by the developer.

A morning might begin on the jogging track or in the yoga and activity zone, with the gym and the pool at the clubhouse close by. After school, children have a play area of their own, and the sports courts take the older ones. On rainy days, the indoor games room fills up.

Evenings could mean a walk through the landscaped gardens, or a performance or film night in the amphitheatre. Birthdays and small functions go to the party area, and retail spaces inside the gates cover daily errands. With 335 families sharing these spaces, ask what the maintenance will be and which facilities open at the first handover.
