Vaswani Exquisite stands in Maruthi Nagar on ITPL Main Road, next to a hotel, inside the export promotion zone developed by KIADB, pincode 560066. You would be living in the middle of Whitefield's technology district rather than commuting into it.

For many owners, that is the whole point. The EPIP zone and ITPB, the big tech park on this road, are in the neighbourhood, and firms including HP, Tata Elxsi and Hindustan Unilever keep offices around here. No distances or walking times have been published, so walk or drive to your own office before you decide.

Trips towards the city usually go through Mahadevapura on Whitefield Road or through Marathahalli on Varthur Road, and both slow down at rush hour. For weekend shopping, you can choose between Forum Value Mall, Phoenix Market City, Inorbit Mall and Park Square Mall. Visit on a weekday evening to see how traffic builds at the gate, and ask which tower faces the main road.

Vaswani Exquisite was built in nine plans, and all are sold out with the developer. What owners may offer, on built-up area:

• 3 BHK of about 1,815, 1,860 or 1,875 sq ft
• 3 BHK plus servant's quarter of about 2,265, 2,275, 2,290, 2,300 or 2,315 sq ft
• 4 BHK plus servant's quarter of about 2,860 sq ft

Carpet areas were not published. Resale prices are set by owners and move with tower, floor and facing, so compare asking prices per sq ft across several units.

A finished flat bought from its owner carries no GST, while stamp duty and registration apply on the sale value. Before you agree a price, ask the seller for:

• The sale deed with built-up and carpet area
• A no-dues letter from the owners' association
• The latest property tax receipt
• A loan closure letter if the flat was mortgaged
• The parking bays that go with the flat

Vaswani Exquisite is listed as approved by BBMP and BDA. No RERA registration number has been published, so ask the seller or Vaswani Group for it and search the Karnataka RERA website, rera.karnataka.gov.in, before you pay a token amount.

For a resale, the papers must show that the seller owns the flat cleanly and that the tower was cleared for living in:

• Occupancy certificate for the tower
• The BBMP or BDA approved building plan
• The seller's registered sale deed and the earlier title chain
• Khata in the seller's name and the latest tax receipt
• Encumbrance certificate for the flat covering recent years

Ask a property lawyer to review the set before you sign an agreement to sell or pay an advance. On completion, you register a fresh sale deed in your own name. Then apply for the khata transfer and move the electricity account and the association membership to yourself.

Vaswani Exquisite has four 24-floor towers sharing 4.5 acres, with the courts, gardens and clubhouse laid out between them. The share of open ground was not published, so ask the owners' association for the site plan. The project is built, so what you see on a visit is what you get.

An early start could mean a run on the jogging track, a gym session or laps in the pool. Sport is the strong suit here: courts for tennis, basketball and badminton, more outdoor courts and cricket nets give every age group a game. Children have play areas, and the indoor games and games rooms cover the monsoon.

For quieter evenings, the garden and the landscaped grounds are the places to walk. Larger family events can use the community hall or the party area, and retail spaces inside the gates cut down on small trips. Rain is harvested on site. Ask the association what the monthly maintenance covers now that the facilities have been in use since 2020.
