Buying from Vaswani Group in Bangalore means choosing mostly among finished homes in the east of the city. Its projects here are in Whitefield and Kundanhalli, with a small villa community on Sarjapura Road. Only one new tower is still being built, so most purchases will be resales.

The Bengaluru firm dates to 1985 and has built homes, offices, tech parks, malls and hotels across southern and western India. It reports about 6 million square feet built, with corporate clients such as Wipro, SAP Labs and Toyota. In Bangalore, Vaswani Walnut Creek on Sarjapura Road was completed in June 2018, with 30 villas. Vaswani Exquisite in Whitefield followed from December 2020, and Vaswani Menlo Park in Kundanhalli from June 2022, with 360 homes.

For a resale in a finished building, ask for the occupancy certificate, the khata and proof that dues are paid. Both Exquisite and Menlo Park show as sold out, so expect to deal with owners, and compare asking prices with recent sales in the same building. For Vaswani Starlight, the tower still being built, confirm the RERA registration and the December 2028 date, and get a line-by-line cost sheet. Ask whether the lake view is protected, or whether a later building could block it.

Starlight starts near Rs. 2.81 Crore for 3 BHK and 4 BHK homes, each with a home office, and some units face the lake. The villas at Walnut Creek were listed from about Rs. 1.42 Crore. Menlo Park offers 2 BHK homes with a study, which suit smaller families. Exquisite adds servant's quarters to its 3 and 4 BHK layouts for larger households in Whitefield. Buyers who value a settled neighbourhood over new amenities will find the finished buildings the safer pick.
