Vaswani Menlo Park stands at Thubarahalli, opposite Vibgyor High School, a short way off the Brookfield junction, pincode 560066. Brookfield borders Whitefield, so you are living beside one of the busiest office districts in the city rather than commuting to it from far away.

• A no-dues letter from the owners' association
• The latest property tax receipt
• A loan closure letter if the flat was mortgaged
• Details of the parking bays included

Vaswani Menlo Park is listed as approved by BBMP and BDA. No RERA registration number has been published, although handovers began in 2022, so ask the seller or Vaswani Group for it and look it up on the Karnataka RERA website, rera.karnataka.gov.in.

For a resale purchase, these papers show who owns the flat and whether the tower may be lived in:

• Occupancy certificate for the tower
• The approved building plan from BBMP or BDA
• The seller's registered sale deed and the earlier title chain
• Khata in the seller's name, with the latest tax receipt
• Encumbrance certificate for the flat covering recent years

Let a property lawyer check the set before you sign an agreement to sell or pay an advance. On completion, you register a new sale deed in your name. Then apply for the khata transfer and move the electricity connection and association membership into your name.

Vaswani Menlo Park has six 14-floor towers set across 6 acres, with the clubhouse, courts and gardens between them. The share of open ground was not published, so ask the association for the site plan. Everything you see on a visit is built, not a render.

A weekday might open with the joggers' track, a yoga session or the gym, then a swim. Racquet players are well served, with tennis, squash and badminton courts, and cricket nets for the young players in the house. Children have play areas and outdoor courts after school.
