Vaswani Starlight

Vaswani Starlight stands on ECC Road in Pattandur Agrahara, Whitefield, pincode 560066. Whitefield is among the biggest technology districts in east Bengaluru, so offices, schools, hospitals and malls are spread across the area around you.

If you still commute on some days, you can drive to ITPB and the other offices lining ITPL Main Road. Whitefield also has the Purple Line of Namma Metro, which gives you a way into the city without driving. No distances have been published, so we do not quote any.

ECC Road carries heavy office traffic at peak hours. Drive to your workplace at the time you would really leave, and try the metro route the same week. Walk the road near the site to see where shops and clinics are today. Construction will run until 2028, so ask the developer how the approach and entrance will look at handover.

Vaswani Starlight offers seven plans, each with a home office, all quoted as built-up area:

• 3 BHK + office, about 1,970 sq ft: Rs. 2.81 Crore onwards
• 3 BHK + office, about 2,000 sq ft: Rs. 2.85 Crore onwards
• 3 BHK + office, about 2,025 sq ft: Rs. 2.89 Crore onwards
• 3 BHK + office, about 2,090 sq ft: Rs. 2.98 Crore onwards
• 3 BHK + office, about 2,140 sq ft: Rs. 3.05 Crore onwards
• 4 BHK + office, lake view, about 2,560 sq ft: Rs. 3.63 Crore onwards
• 4 BHK + office, lake view, about 2,730 sq ft: Rs. 3.86 Crore onwards

That works out to about Rs. 14,250 per sq ft for the three-bedroom plans and about Rs. 14,150 to Rs. 14,200 for the four-bedroom plans. Carpet areas are not published. GST applies to these under-construction homes, and stamp duty and registration follow. Your cost sheet should show:

• Base price with floor and view premiums
• Car parking and clubhouse charges
• Maintenance deposit
• GST, stamp duty and registration
• The stage-wise payment schedule

Vaswani Starlight has no RERA registration number on record yet. A project taking bookings should be registered, so ask Vaswani Group for the number and look it up on the Karnataka RERA website, rera.karnataka.gov.in. Check that the declared completion date matches the December 2028 handover you are being quoted.

At this stage of construction, ask to see:

• RERA registration certificate
• Sanctioned building plan for the three towers
• Title deed and an encumbrance certificate for the land at Pattandur Agrahara
• A draft agreement for sale with payment stages and the handover date
• The banks that have approved the project for home loans

Have a property lawyer read the agreement before you sign, and keep every receipt as stages are paid. At handover, ask for the occupancy certificate for your tower first. Then register the sale deed in your name and apply for the khata transfer.

Vaswani Starlight is planned as three 22-floor towers on 4.2 acres, with gardens and courts around their base. The share of open ground has not been published, so ask for the sanctioned site plan. Until the towers are built, every image you see is a render as planned by the developer.

With an office at home, the day could start with a lap of the jogging track or a gym session before the first call. A swim at lunch, or a game on the tennis court or the multipurpose court in the evening, breaks up a long day at the desk. Children have a play area and an activity area after school.

On rainy days, the indoor games area takes over. Weekends suit the landscaped gardens, and the party area handles birthdays and small gatherings. Retail spaces inside the gates mean fewer trips out for small things. Ask which facilities will open with the first handover and what the monthly maintenance is expected to be.
