Vian Mrida Apartments has a map code, C6VV+J3, in Kollur, Hyderabad, pincode 502300, as its address on file rather than a named road. Save the code in your phone's maps before your site visit, and ask the sales team for the exact approach road you will use every day.

Kollur is on the western side of the city, in a belt where many apartment projects have come up in recent years. The developer has not published distances to offices, schools, hospitals or metro stations, so we do not give any here. The best test is your own commute. Drive from the site to your workplace at the hour you would leave, and do the return trip in the evening rush.

With handover from 2030 onwards, the neighbourhood you move into will not be the one you see today. New roads, shops and more housing may arrive by then, and so may more traffic. Look at what else is being built around the plot and how the approach roads are likely to cope once those projects fill up.

For daily needs, map out the nearest grocery store, clinic and school for your family now. Then ask the developer which of these it expects to be within easy reach by the time you move in, and check that for yourself.

Vian Mrida Apartments has two plans, both quoted as built-up area. The 2 BHK is about 1,395 sq ft and is listed from Rs. 84 Lakhs to Rs. 85.2 Lakhs. The 3 BHK is about 1,740 sq ft and is listed from Rs. 1.04 Crore, with figures going up to Rs. 1.42 Crore. Carpet areas are not published, so ask for them.

At the entry prices, both plans cost roughly Rs. 6,000 per sq ft. The top 3 BHK figure would be well above that rate on the same size, so find out whether it refers to a bigger plan, a high floor or a price that already includes extras.

Since the tower is under construction, GST applies on top of the price. Stamp duty and registration in Telangana are paid when the sale deed is registered. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise charges for your floor
• Car parking
• Clubhouse fee and maintenance deposit
• Power backup charges for the flat
• GST, stamp duty and registration, each as its own line

With years to go, check how much is due at booking and how the rest is spread over the build.

Vian Mrida Apartments has no RERA registration number published yet. Ask the developer for it, and look it up on the TS-RERA portal, rera.telangana.gov.in, before you pay a booking amount. The entry there will show the sanctioned plans, the promoter's details and the completion date that has been declared.

Two companies are involved, Vian Properties and IRA Realty, so the paperwork needs a closer look than usual. Ask for:

• The RERA registration certificate, naming the promoter
• Title deeds and an encumbrance certificate for the 2.62 acres
• Any development agreement between the landowner and the developers
• The building permission and the sanctioned plan for the tower
• A draft agreement for sale with the carpet area, handover date and payment schedule

If you plan to take a loan, ask which banks have approved the project. Lenders usually wait for the RERA registration before they do.

At handover, which is set for 2030 onwards, collect the occupancy certificate for the tower and the registered sale deed. After that, move the property tax, power and water accounts into your name.

Vian Mrida Apartments is one tall tower of 32 floors on 2.62 acres, with 358 homes above and the shared facilities around and below it. The developer has not published an open-space share, so ask for the sanctioned site plan to see how much ground stays green. Pictures you are shown are renders as planned by the developer.

The clubhouse is large for a single tower at 50,000 sq ft. A morning could start with a run on the jogging track or a gym session, and a swim in the temperature-controlled infinity pool. Remote workers get a co-working and business hub, so a quiet desk is a lift ride away rather than a commute.

For families, there is a creche and a play area, and the sports courts keep older children busy after school. The indoor games area and the mini theatre cover evenings and rainy weekends. The zen gardens and landscaped paths are for a slower walk after dinner.

Retail spaces inside the project should mean fewer trips out for small errands, and the party area can host a birthday. Since possession is years away, ask when the clubhouse and pool will be ready compared with your flat.
