Once the Gachibowli corridor grew expensive, many Hyderabad buyers kept moving west, and Kollur is one of the places they reached. It lies beyond the Outer Ring Road near Tellapur, on ground that was farmed until recently. Large projects have gone up quickly here, at prices below the inner corridor. That gap is the main reason people search for apartments in Kollur.

Most of the listings are apartments still under construction. Anvita Ivana Phase 2 is a large development on 12.9 acres with 2 and 3 BHK homes from about Rs. 1.04 Crore, quoting 2029. Vian Mrida Apartments offers 2 and 3 BHK homes from about Rs. 84 Lakhs, quoting 2030. Vian Vayu Apartments has 3 BHK homes from about Rs. 90.3 Lakhs, with possession from December 2028. If you are after villas in Kollur, Abinandana Vrinda Villas offers 4 BHK triplex homes on 16.5 acres from about Rs. 3.19 Crore.

Getting around depends on the Outer Ring Road, which connects Kollur with Tellapur and on towards Gachibowli and the office districts. Drive the route to your workplace at peak hour before you book, since frontier areas often rely on one or two main roads.

The trade-offs are those of any fast-growing frontier. Shops, schools and hospitals may lag behind the housing for some years, so check what exists today rather than what is planned. Possession dates run from late 2028 to 2030, so plan for a long wait while you pay in stages. Look up each project on the TS-RERA portal and compare the registered completion date with the brochure. Ask how water will reach your home and whether the approach roads are paved all the way to the gate. In a large development, find out which towers will be finished first and when the clubhouse and other shared facilities are due.
