Anvita Ivana Phase 2 stands at Kollur, pincode 502300, facing Nehru Outer Ring Road, with Neopolis next door. Kollur is on the western edge of Hyderabad, and the ring road is what ties it to the rest of the city. The developer has not published distances to offices, schools or hospitals, so we do not quote any.

For most buyers here the daily question is the drive to work. If you work in the Financial District, Kokapet or Gachibowli, your commute will run along the ring road rather than through crowded inner streets. Drive the route at your usual office hour before you book, and time the return in the evening too.

A project of 1,810 homes will change the traffic on its own approach road once families move in. Ask where the entry and exit gates will be, how many parking bays come with each home and where visitors park. Kollur is still filling out, so check which shops, schools and clinics you could use today, not only the ones planned. Walk the area on a weekday and again on a weekend before you decide.

Anvita Ivana Phase 2 lets you choose between one 2 BHK and twelve 3 BHK layouts, all quoted as built-up area. The 2 BHK is about 1,360 sq ft and starts at Rs. 1.04 Crore. The compact 3 BHKs run from about 1,720 to 1,805 sq ft, costing Rs. 1.31 Crore to Rs. 1.37 Crore. Mid-size plans of about 1,890 to 1,995 sq ft start between Rs. 1.44 Crore and Rs. 1.52 Crore. The largest, from about 2,210 to 2,580 sq ft, start between Rs. 1.68 Crore and Rs. 1.95 Crore.

Across the list the rate stays close to Rs. 7,600 per sq ft, so the choice comes down to how much room you need. Every price is a starting figure, and floor and facing will add to it. Because the homes are under construction, GST is charged on top, along with stamp duty and registration. Ask for a cost sheet that shows:

• The base rate and the area it is charged on
• Carpet area for your unit
• Floor-rise and facing premiums
• Car parking and clubhouse charges
• Maintenance deposit and advance maintenance
• GST, stamp duty and registration as separate lines

Anvita Ivana Phase 2 has no RERA registration number published for this phase. Ask Anvita Group for it and look it up on the Telangana RERA portal (TS-RERA) before paying anything. The entry shows the promoter's declared completion date, which you can hold against the 2029 possession date.

While the towers are being built, ask for:

• The RERA certificate for Phase 2
• Title documents and an encumbrance certificate for the land
• The sanctioned building plan showing your tower and unit
• A draft agreement for sale with the handover date and a construction-linked payment plan
• The list of banks that have approved the project, if you need a loan

At handover, take the occupancy certificate for your tower, the registered sale deed and the property tax assessment in your name. Because this is a second phase, also ask which common facilities are shared with the earlier phase and who will run them. Keep a copy of every receipt and demand letter you receive.

Anvita Ivana Phase 2 is planned as six towers of 35 floors on 12.9 acres, with the clubhouse, courts and gardens shared by everyone. The developer has not published how much of the land stays open, so ask for the site plan and see how the towers and green areas divide it. Images you are shown are renders as planned by the developer.

A weekday could start on the jogging track or in the gym, with a swim before the office run. If you work from home, the co-working space gives you a desk away from the flat. Children have a play area and the sports courts after school, and the retail spaces should cover small errands without taking the car out.

Weekends bring the mini theatre, the indoor games area and the multipurpose party area for family events, with the landscaped gardens for an evening walk. The club's listed area is 3,00,000 sq ft; ask what that figure includes, since it is very large for a residential club. With 1,810 households sharing these spaces, also ask how many lifts each tower has and which facilities open with the first handover.
