Birla Advaya

Birla Advaya sits in Hemmigepura Ward 198 of Rajarajeshwari Nagar, pincode 560098, on the west side of Bengaluru. The published address is a Plus Code, WG44+X44, rather than a street name, so ask the sales office for directions the first time and note the route yourself. RR Nagar is an older, established neighbourhood, and the towers rise inside it rather than in open country.

Two routes matter for most residents. Mysore Road runs south-west out of the city and is reachable by road from here, and Kengeri lies further along the same direction. The developer has not published distances or drive times to either, or to any school, hospital or railway station. Treat any figure a sales agent gives you as an estimate until you have driven it.

What a settled west Bengaluru address gives you is a neighbourhood that already works: markets, clinics and bus routes exist because people have lived here for years. What 630 new households will add is traffic at the gate. Ask how many entry and exit points the site has, which road they open onto, and how wide that road is. Then time your commute on a weekday morning, and again in the evening, before you decide.

Birla Advaya offers five layouts, and the developer quotes each as built-up area. The 1 BHK is about 460 sq ft, the 2 BHK about 929 sq ft, the 3 BHK Luxury about 1,252 sq ft and the 3 BHK Signature about 1,361 sq ft. The row house is a different kind of home at about 3,353 sq ft. Carpet areas have not been published, so ask for them.

Prices are published as bands. The 1 BHK runs from Rs. 73 Lakhs to Rs. 76 Lakhs, the 2 BHK from Rs. 1.42 Crore to Rs. 1.49 Crore. The 3 BHK Luxury is Rs. 1.91 Crore to Rs. 2.17 Crore and the Signature Rs. 2.37 Crore to Rs. 2.63 Crore. The row house starts at Rs. 5.65 Crore. On the starting prices, the 1 BHK comes to about Rs. 15,900 per sq ft, the 2 BHK and 3 BHK Luxury about Rs. 15,300, the Signature about Rs. 17,400 and the row house about Rs. 16,900. In a 33-floor tower, floor and facing decide where in the band your unit falls.

GST applies because the homes are under construction, and stamp duty and registration apply at registration. Ask for a cost sheet that separates:

• Base price and the area it is charged on
• Floor-rise and facing premiums
• Car parking, with the number of bays
• Clubhouse fee and maintenance deposit
• GST as its own line
• Stamp duty and registration on the full consideration

Birla Advaya does not yet show a published RERA registration number. Ask Birla Estates for it and check the entry on the Karnataka RERA portal, rera.karnataka.gov.in, before you pay a booking amount. The registration will show the land extent, the number of units, the sanctioned plan and the promoter's declared completion date. Hold each of those against the 10 acres, 630 homes and 2028 handover the sales team quotes.

Because the homes are under construction, you will sign an agreement for sale first and a sale deed at handover. Before signing the agreement, ask for:

• The RERA certificate for the phase your tower belongs to
• Title documents for the land and an encumbrance certificate
• The sanctioned building plan showing your unit and floor
• Approvals from the planning authority, and for the row houses the layout approval
• The draft agreement for sale with the milestone payment schedule and a written handover date
• The penalty clause for delayed delivery

At handover, do not take keys or pay the final instalment until the occupancy certificate for your tower is in hand. Then register the sale deed, collect the khata in your name and keep every receipt, since the deed should state the full amount you paid.

Birla Advaya is shaped as three towers of 33 floors on 10 acres, with row houses at ground level and shared spaces in between. The developer has not said how much of the land stays open, so ask for the site plan and check where the towers cast shade over the gardens and pool. Renders you are shown are as planned by the developer.

A day here might start with a run on the jogging tracks, then the gymnasium inside the clubhouse before you leave for work. The developer describes the clubhouse as a luxury one; ask for its floor area and what it contains beyond the gym, the swimming pool and the indoor games area. Children have a play area and an activities area for after school, and the sports courts fill up once the sun drops.

Evenings belong to the curated gardens, the parks and the gazebos scattered through them. The amphitheatre is where the community gathers for festivals, and the multipurpose party area handles birthdays and family functions so your flat does not have to. With 630 homes sharing these spaces, ask how many lifts each tower has and how the clubhouse will be booked. Also ask which facilities will be complete before the first handover in 2028 and which follow later.
