Birla Ojasvi is going up in Hemmigepura Ward 198, part of Rajarajeshwari Nagar in west Bengaluru, pincode 560098. The published address is a Plus Code, WG44+X44, with no street name, so plan your first visit with the sales office on the phone. RR Nagar is one of the larger settled residential localities on this side of the city, which means the schools, hospitals and markets around you already exist rather than being promised. Which ones, and how far, the developer has not said.

For the daily commute, the two named routes are Kengeri and Mysore Road, both reached by road from Hemmigepura. No distances or times have been published, and the only figure worth trusting is the one you measure from the site at your own departure hour on a weekday, there and back. If your office is elsewhere in the city, test that route too.

Then think about the gate. Three towers of 33 floors and a row of houses will put 630 households onto whatever road serves the site. Ask how many vehicle entrances there are, which roads they open onto and how wide those roads are. Stand at the junction at 9 am and again at 6.30 pm, because that is what your future looks like.

Birla Ojasvi still has four plans on sale, all quoted as built-up area; carpet areas have not been published. The 2 BHK is about 929 sq ft. The two 3 BHK plans are the Luxury at about 1,252 sq ft and the Signature at about 1,359 sq ft. The row house, a 4 BHK of about 3,353 sq ft, is a different kind of home, at ground level with its own entrance. The 460 sq ft 1 BHK has sold out.

Prices are bands. The 2 BHK is Rs. 1.52 Crore to Rs. 1.65 Crore, the 3 BHK Luxury Rs. 2.27 Crore to Rs. 2.48 Crore and the Signature Rs. 2.45 Crore to Rs. 2.58 Crore. Row houses are priced from Rs. 5.82 Crore. On the starting prices that is about Rs. 16,400, Rs. 18,100, Rs. 18,000 and Rs. 17,400 per sq ft in the same order. In a 33-floor tower, floor level and facing decide where in the band your unit lands, so ask for a quote against a unit number.

GST applies because the homes are under construction. Stamp duty and registration apply on the full value at registration. Ask for a cost sheet that separates:

• Base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking, with the number of bays
• Clubhouse and maintenance deposits
• GST as its own line
• Stamp duty and registration

Ask for the payment plan to 2028 too.

Birla Ojasvi has no RERA registration number published by Birla Estates. Ask for it and look it up on the Karnataka RERA portal, rera.karnataka.gov.in, before paying a booking amount. The registration shows the promoter's declared completion date, the sanctioned plan and the land extent; hold each against the 2028 handover, the 630 homes and the 10 acres you have been told about.

Since you are buying under construction, you will sign an agreement for sale first and a sale deed at handover. Before you sign anything, ask for:

• The RERA certificate covering your tower or the row houses
• Title documents for the land and an encumbrance certificate
• The sanctioned building plan showing your unit
• Planning authority approvals, and the layout approval for the row houses
• The draft agreement for sale with the milestone schedule and a written delivery date
• The compensation clause for late delivery

At handover, ask for the occupancy certificate for your tower before you take the keys or release the final payment. Register the sale deed, have the khata transferred into your name, and keep the receipts with the deed so the consideration shown matches what you actually paid.

Birla Ojasvi is three 33-floor towers and a row of houses on 10 acres, with the shared facilities between them. The developer has not published the share of land left open, so ask for the master plan and look at how much ground remains once the towers, row houses, roads and parking ramps are placed. Everything shown today is a render, as planned by the developer.

Start a weekday on the jogging tracks, or in the activities and yoga area, then the gymnasium in the clubhouse, which the developer calls luxe. Ask what that word covers: its floor area, what is inside beyond the gym, the pool and the indoor games zone, and whether row-house owners share it. Children have the play area after school and the sports courts once the heat drops.

Evenings belong to the curated gardens, broken up by parks and gazebos, and the retail spaces on site mean the milk run does not need the car. Family functions go to the multipurpose party area. With 630 homes, ask how many lifts serve each tower, how the party area is booked, and which facilities will be open when the first homes are handed over in 2028 rather than at the very end.
