Birla RR Nagar stands in Hemmigepura Ward 198, in the Rajarajeshwari Nagar belt of west Bengaluru, pincode 560098. The developer has published a Plus Code, WG44+X44, rather than a street, so your first trip should start with a call to the sales office for directions. What the location gives you is a neighbourhood that is already built out. RR Nagar has schools, hospitals and markets, according to the developer, though none are named and no distances are given, so we name none either.

The two destinations the developer does mention are Kengeri and Mysore Road, both reached by road. How long either takes from this gate at 8.45 on a Tuesday is the number that matters, and nobody has published it. Drive it. Then drive to wherever you actually work, since not every west Bengaluru household commutes along Mysore Road.

A project of 630 homes changes the road it opens onto. Ask how many gates there are for cars, which road each serves, and how wide that road is. Ask where visitors and delivery vehicles will wait. Watch the junction outside at morning and evening peak. In a settled locality the roads were laid long before three 33-floor towers were imagined, and that is the constraint you are buying into.

Birla RR Nagar has five plans, each quoted as built-up area; carpet areas are unpublished, so ask. The 1 BHK is about 460 sq ft and the 2 BHK about 929 sq ft. The 3 BHK Luxury is about 1,252 sq ft and the 3 BHK Signature about 1,361 sq ft. The row house, at about 3,353 sq ft, is a ground-level home rather than a flat.

Starting prices and bands: the 1 BHK is Rs. 73 Lakhs to Rs. 76 Lakhs, the 2 BHK Rs. 1.42 Crore to Rs. 1.49 Crore, the 3 BHK Luxury Rs. 1.91 Crore to Rs. 2.17 Crore and the Signature Rs. 2.37 Crore to Rs. 2.63 Crore. The row house is Rs. 5.65 Crore onwards. Worked out on the starting figures, the 1 BHK is about Rs. 15,900 per sq ft, the 2 BHK and the 3 BHK Luxury about Rs. 15,300, the Signature about Rs. 17,400 and the row house about Rs. 16,900. Floor and facing decide where inside the band a unit falls, so get a quote for a numbered unit.

GST is payable on an under-construction home. Stamp duty and registration apply on the full value. Ask for a cost sheet that lists:

• Base rate and the area charged
• Floor-rise and facing premiums
• Car parking and how many bays
• Clubhouse membership and maintenance deposit
• GST as a separate line
• Stamp duty and registration

Ask for the payment schedule too.

Birla RR Nagar has no RERA registration number on record yet. Get it from Birla Estates and check it on the Karnataka RERA portal, rera.karnataka.gov.in, before you hand over a booking amount. The entry lists the land extent, the sanctioned plan, the number of units and the declared completion date, each of which you can hold against what the sales team told you.

Because you are buying under construction, the paperwork comes in two stages: an agreement for sale now, a sale deed at handover. For the first stage, ask for:

• The RERA certificate for your tower or for the row houses
• Title documents for the 10 acres and an encumbrance certificate
• The sanctioned building plan with your unit marked
• Planning authority approvals, including the layout approval for the row houses
• The draft agreement for sale with the construction-linked payment schedule and a written delivery date
• The clause that compensates you if delivery is late

For the second stage, insist on the occupancy certificate for your tower before you take possession or pay the last instalment. Then register the sale deed, get the khata transferred to your name, and keep every receipt with the deed so the amount on paper matches the amount you paid.

Birla RR Nagar puts three towers of 33 floors and a row of houses on 10 acres, with gardens and the clubhouse in the spaces between. How much of the land stays open has not been published; ask for the master plan and judge for yourself how the towers, roads and parking ramps divide the ground. The images you are shown now are renders, as planned by the developer.

A weekday might begin on the jogging tracks and move to the gymnasium inside the clubhouse, which the developer labels luxury. Ask for its size in sq ft and what it holds beyond the gym, the pool and the indoor games area. For children there is a play area and an activities area; the sports courts take the older ones in the evening. The curated gardens, with parks and gazebos scattered through them, are the evening walk.

The amphitheatre is for festivals and community events, and the multipurpose party area keeps family functions out of your living room. Since 630 households will share all of this, ask how many lifts each tower has and how peak-hour waits are expected to run on the upper floors. Ask which facilities will be complete at the first handover in 2028 and which come later, and whether row-house owners pay the same maintenance for the same access.
