Brigade Atmosphere Pearl in Devanahalli: Buyer's Guide (October 2026)

Brigade Atmosphere Pearl is a completed villament project by Brigade Group at Kurubarakunte in Devanahalli, North Bangalore. It forms the second part of the Brigade Atmosphere development, after the courtyard villas of the first phase. This guide covers the homes, the location, the RERA record and the checks that matter for a buyer in October 2026.
The Project in Brief
Pearl is a low-rise community of large three-bedroom homes, set in buildings of a ground floor and three upper floors. The main facts are listed below.
- Developer: Brigade Enterprises Ltd (Brigade Group)
- Homes: 128 three-bedroom courtyard villaments, plus 4 four-bedroom homes on the RERA record
- Land for Pearl: 38,152 sq m, which is about 9.4 acres, inside the 18-acre Brigade Atmosphere development
- Open area: 30,010 sq m, about 79% of the land
- Plan approval: Bangalore International Airport Area Planning Authority (BIAPPA)
- Stage: construction reported as 100% complete in January 2026
With 132 homes on about 9.4 acres, the density works out to about 14 homes per acre. That is far lower than a tower project, and it is the main draw of the place. Each pair of villaments shares a lift and a common lobby, so no home depends on a long corridor.
Homes and Sizes
Homes at Brigade Atmosphere Pearl come in one main format, a 3 BHK villament with three bathrooms, a study and a room for domestic help. The saleable area is 2,540 or 2,589 sq ft, and the carpet area runs from 1,814 to 1,830 sq ft. Each home also has a private balcony or verandah of about 120 to 140 sq ft.
The four larger homes have four bedrooms and four bathrooms, with a carpet area of about 2,650 sq ft and an open terrace of about 440 sq ft. These are few, so they rarely come up for sale. A buyer set on a four-bedroom home should ask early whether one is on offer.
A villament is a large apartment in a low building, with the space of a villa and shared upkeep. The owner gets a share of the land and the use of common gardens, and does not hold a private plot. That difference from a villa matters for both the price and the resale value.
Location and Connectivity
The project is located at Kurubarakunte village in Kasaba Hobli, on the western side of Devanahalli town. The drive to Kempegowda International Airport takes about 25 minutes. The Satellite Town Ring Road passes close to the site, and Bellary Road (NH 44) leads south to Yelahanka and Hebbal.
Devanahalli is an airport-side market, far from the office districts of the east and south of the city. The location works well for people who fly often or who work at the airport, the aerospace park or the business parks along Bellary Road. A daily commute to Whitefield or Electronic City is long, and it should be tested before a decision.
The Blue Line of Namma Metro to the airport is under construction, and a suburban rail link towards Devanahalli is planned. Both are still to open at Devanahalli, so road travel is the basis for any plan today. Schools, hospitals and daily shopping are found in Devanahalli town and along the airport road.
RERA Record and Completion
Brigade Atmosphere Pearl RERA registration number is PRM/KA/RERA/1250/303/PR/220207/004671, granted on 7 February 2022 under the name Pearl at Brigade Atmosphere. Work started on 30 September 2021, and the completion date on the registration was 31 December 2025. The registration covers Survey Nos. 6/1 to 6/4 and 7/1 to 7/4 of Kurubarakunte village.
The quarterly update filed in January 2026 reported the project as 100% complete, including the clubhouse, the swimming pool, the internal roads and the lifts. The number can be checked on the Karnataka RERA portal, where the progress reports and the sanctioned plans are uploaded. The occupancy certificate is the document to ask for, since it confirms that the homes are fit to live in.
Clubhouse and Amenities
Amenities at Brigade Atmosphere Pearl centre on a clubhouse with a swimming pool and a gym. The other facilities are listed below.
- Tennis court, half basketball court and a multi-purpose play court
- Squash court and table tennis
- Yoga and aerobics room
- Party and event rooms, and a library
- Amphitheatre, leisure lawn and landscaped courtyards
- A seating court for senior residents
A small community shares the cost of all these facilities among few owners. The monthly maintenance charge per home is therefore worth asking about, along with the size of the corpus fund. A visit on a weekend shows how well the common areas are kept.
Who the Project Suits
The project suits families who want a large, finished home in a quiet, low-rise setting near the airport. It also suits frequent flyers and people who work in North Bangalore. A home of this size works well for those who work from home and need a separate study.
Buyers who want a private garden or a plot of their own should look at villas and plotted layouts in the same area. Those who need a short commute to the east or south of the city will find the distance hard. With few homes in the community, resale listings are limited, so a purchase may take patience.
Checks Before Buying
Availability changes quickly in a project of this size, so the first step is to find out whether a home is offered by the developer or by an owner. The main checks are listed below.
- The occupancy certificate for the block, and the sanctioned plan
- The carpet area, the balcony area and the undivided share of land in the sale deed
- The car park allotment for the home
- An encumbrance certificate up to date, showing any loan on the home
- The khata or e-khata status and the latest property tax receipt
- The litigation section of the RERA record, which lists civil suits on the land at the Devanahalli court
- Maintenance dues and the handover of the common areas to the owners' association
Stamp duty of 5.6% and registration of 2% apply on the sale deed. GST does not apply to a completed home that has its occupancy certificate. A lawyer should read the title papers before the token amount is paid, and our EMI calculator shows the monthly cost of a loan.
