Century Novus in Jakkur: Buyer's Guide (October 2026)
Century Novus is a residential apartment project by Century Real Estate in Jakkur, North Bangalore, just off Bellary Road. Construction is under way, and the developer has sold all its homes, so a purchase in late 2026 is a transfer from an existing buyer. This guide covers the location, the homes, the RERA dates, the stage of work and the checks to run before paying an advance.

Who the Project Suits
The project suits a couple or a small family working along the airport road, at Manyata Tech Park, Hebbal or the business parks towards Yelahanka. The homes are mid-sized, so the budget stays below that of the large-format towers launched on Bellary Road in 2025 and 2026. With 234 homes in two towers, the community is small and easy to know.
Buyers who need to move in during 2026 will be better served by a completed building, since the registered completion date is still ten months away. A purchase from an existing allottee also needs more paperwork than a booking with the developer. Both points are covered further down.
Location and Connectivity
Century Novus is located in Nehru Nagar, off Jakkur Main Road, close to Bellary Road (NH 44). Bellary Road is the main route between Hebbal and Kempegowda International Airport, so the airport, Hebbal and the Outer Ring Road are all reached along one corridor. Jakkur Lake and the Jakkur aerodrome are the best-known landmarks in the neighbourhood.
The Blue Line of Namma Metro is under construction along this road, from KR Puram to the airport through Hebbal and Yelahanka. A station on the line is planned at Jakkur Cross. The line is not in service yet, so the daily commute today is by road, and it is worth timing at peak hour.

Homes and Sizes
Century Novus offers 2 BHK homes of 1,010 to 1,160 sq ft and 3 BHK homes of 1,275 to 1,645 sq ft, measured on super built-up area. The registered carpet area averages about 660 sq ft for a 2 BHK and about 900 sq ft for a 3 BHK. The gap between the two measures is normal, and the carpet area is the one printed in the sale agreement.
Each tower holds 117 homes over 12 floors, with ten homes on a typical floor. The buildings are 41.45 m tall. About 56% of the registered land is open area, and a vehicle-free podium and a clubhouse of 10,000 sq ft carry most of the shared facilities.
Amenities
Amenities at Century Novus are grouped around the podium and the clubhouse. The main facilities are these:
- Swimming pool, indoor gym and outdoor gym
- Jogging track, multipurpose court, basketball court and cricket net
- Yoga zone, spa and sauna, herbal garden and reading lounge
- Indoor games, children's play area and adventure zone
- Multipurpose hall and amphitheatre

Price and Buying From an Existing Allottee
Century Novus was launched with the 2 BHK priced from Rs. 78 Lakhs. The developer now marks every configuration as sold out, so the price of a home is the one agreed with its present allottee. It depends on the floor, the facing, how much of the original price is already paid and the balance still due to the developer.
A sale before handover is an assignment of the allottee's agreement, and it needs the developer's written consent. The points to settle on paper before any money moves are listed below:
- The original agreement for sale, the allotment letter and every payment receipt
- The developer's consent to the transfer and the transfer fee it charges
- The balance payable to the developer, with GST shown as its own line
- A no-objection letter from the seller's bank if the home is under a loan
- Stamp duty and the 2% registration fee on the final sale deed at handover

RERA Status and Construction Progress
Century Novus RERA registration number is PRM/KA/RERA/1251/309/PR/100423/005853, granted in April 2023. The promoter on the certificate is Talreja Realty LLP, which also owns the land in full. BBMP approved the building plan on 13 February 2023, and BWSSB is the declared source of water.
Work began on 1 March 2023, and the registered completion date is 31 August 2027. The quarterly update filed with Karnataka RERA in July 2026 put the project at 82% complete, up from 78% in the update filed in February 2026. The occupancy certificate is the document that makes a home legal to occupy. Possession, khata and the water and power connections all follow it, so the handover letter should come only after it is issued.
About the Developer

Checks Before Paying an Advance
A transfer in a project close to completion rests on the papers of one home. These steps come first:
- Match the unit number, tower and carpet area in the seller's agreement with the RERA record.
- Ask the developer in writing for the dues outstanding on the unit and the transfer terms.
- Read the agreement for the handover date, the delay clause and the car parking allotted.
- Have a property lawyer review the title papers, the sanctioned plan and the agreement.
- Visit the site to see the tower, the floor and the view of the actual home.
- Confirm with the bank that it will fund a transfer in this project before fixing the price.
