Chaithanya Samarth at Budigere Cross: Buyer's Guide (October 2026)

Chaithanya Samarth is a completed villa project by Chaithanya Projects at Budigere Cross, off Old Madras Road in East Bangalore. This guide covers the location, the villa sizes, prices and taxes, the RERA and completion details, and the checks that matter when buying into a finished community.
What Chaithanya Samarth Is
Chaithanya Samarth is a gated community of 163 villas with three and four bedrooms. The project land measures 33 acres 35 guntas (137,086 sq m), which works out to about 4.8 homes per acre. Buildings cover 38,864 sq m of that land, so about 72% of the site is open ground, roads and gardens.
The homes are finished and occupied, so the purchase is of a built house and not of a plan. That changes the questions a buyer asks. The condition of the villa, the common areas and the association's accounts matter as much as the price.
Who the Project Suits
The project suits families with a budget of Rs. 7 Crore or more who want a large house with a garden in the east of the city. It also suits buyers who prefer to inspect a completed home and move in soon, without waiting through a construction period.
Buyers who need a metro station within walking distance, or a smaller home at a lower price, are better served by the apartment projects around the same junction. The Budigere Cross locality page covers those options.
Location and Connectivity
The project address is Mandur Village, Bidarahalli Hobli, Bengaluru East Taluk, with the PIN code 562129. The community is reached from Budigere Cross, the junction at which the road to Budigere and Devanahalli leaves Old Madras Road (NH 75).
The main routes from the villas are these:
- Old Madras Road west to KR Puram and the city, and east to Hoskote
- The Budigere road north towards Devanahalli and Kempegowda International Airport
- Whitefield and its technology parks to the south, served by the Purple Line metro
Old Madras Road carries heavy traffic at peak hours, and the turn at the junction can be slow. A drive to the workplace and to the airport at the usual travel times gives a truer picture than a map distance.
Villa Types and Sizes
The 163 villas are registered with Karnataka RERA in two broad types, each in two versions. The counts and the average carpet areas, taken from the registered totals, are these:
- Type 1: 44 villas, with an average carpet area of about 2,200 to 2,350 sq ft
- Type 2: 119 villas, with an average carpet area of about 3,080 to 3,150 sq ft
Sales material quotes built-up area, which is larger: about 3,500 sq ft for the 3 BHK and about 4,500 sq ft for the 4 BHK. Each villa also has balconies and an open terrace that are counted outside the carpet area. Sizes differ from villa to villa, so the exact plot and built-up area of the home on offer should be read from its sale deed.
Prices and the Full Cost
Chaithanya Samarth prices start at Rs. 7 Crore for a 3 BHK villa and Rs. 10 Crore for a 4 BHK villa. On built-up area, that is about Rs. 20,000 per sq ft for the 3 BHK and about Rs. 22,200 per sq ft for the 4 BHK. A corner or garden-facing villa is priced higher, and a resale price is set by the individual seller.
A completed home with an occupancy certificate attracts no GST. The costs added to the price are these:
- Stamp duty of 5% plus cess and surcharge (5.6% in all) for a home above Rs. 45 Lakhs in Karnataka
- Registration fee of 2%
- Any transfer fee charged by the association or the developer on a resale
- Maintenance deposits and the monthly maintenance charge
- Legal fees for the title check and the sale deed
On a Rs. 7 Crore villa, stamp duty comes to about Rs. 39.2 Lakhs and registration to Rs. 14 Lakhs. The EMI calculator shows the monthly payment for the loan amount in mind.
RERA and Completion Status
Chaithanya Samarth is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/180119/000936, approved on 19 January 2018. Work began on 22 June 2017, and the completion date was extended to 21 March 2024. An occupancy certificate dated 15 September 2023 is on the RERA portal, and the promoter applied for completion in January 2025.
The completion papers count 133 villas as sold and 30 as unsold, so a buyer may be dealing with the developer or with an earlier owner. One complaint about the project appears on the portal, and it is marked as disposed. The registration number can be checked on the Karnataka RERA portal.
Amenities and Upkeep
Amenities at Chaithanya Samarth centre on a clubhouse with a swimming pool, a gymnasium, indoor games and a party area. Outdoors, the community has a jogging track, sports courts, a children's play area and landscaped gardens. Retail spaces inside the gate cover small daily errands.
In a finished community, upkeep decides how these facilities feel a few years on. The monthly maintenance charge, the reserve fund and any pending repair to the pool or clubhouse are fair questions for the residents' association.
About the Developer
Chaithanya Projects is a Bangalore developer with its office in Whitefield, known mainly for villa communities in the east of the city. Its earlier projects include Chaithanya Rakuen, with 13 villas in Whitefield, and Chaithanya Sharan, with 27 villas on 11 acres near Varthur. A visit to one of these older communities shows how the developer's homes age.
Checks Before Buying
A completed villa rewards checks on the specific house and its papers. These are the points to settle before paying an advance:
- Ask for the occupancy certificate of the villa and match the house with the sanctioned plan.
- Have a lawyer read the title documents and an encumbrance certificate for the plot.
- Confirm the plot size, built-up area and car parking in the sale deed.
- Check the khata and the latest property tax receipt in the seller's name.
- Take a no-dues letter from the residents' association on a resale.
- Inspect the house for damp, cracks, plumbing and electrical faults, with a professional if needed.
- Drive to work and to the airport at peak hours.
These steps take a few days and cost little against the price of the home. Ask us for the villas currently open for sale and their latest prices.
