Brigade Granada near Kadugodi, Whitefield: Buyer's Guide (October 2026)

Brigade Granada is a 40-acre apartment township by Brigade Group at Sannathammanahalli, near Kattamanallur on the Kadugodi side of Whitefield, east Bangalore. It is planned for about 2,000 homes in 14 towers, with 1 BHK to 4 BHK apartments and handover planned from 2030 onwards. This guide covers who the project suits, the location, the homes and prices, the approvals and the checks to make before booking.
Who Brigade Granada Suits
The project is for buyers who want a home in a large gated township on the Whitefield side of the city and can plan around a 2030 handover. Its range runs from compact 1 BHK homes to large 4 BHK apartments with a maid's room, so it fits first-time buyers, growing families and those moving up from a smaller flat.
The long timeline is the main point to weigh. Payments on a home that is still being built go out in stages over several years, often while the buyer pays rent or an existing loan. Buyers who need a home within a year or two may prefer a ready project.
Location and Connectivity
The project address is Sannathammanahalli, near Kattamanallur, Bengaluru 560067. This is the north-eastern edge of Whitefield, beyond Kadugodi, on the side that leads towards Hoskote.
The location places the main east Bangalore employment areas within a short drive. The points of reference nearby are these:
- Kadugodi and the Whitefield metro station, the eastern end of the Purple Line
- ITPL and the Whitefield Main Road office belt
- Hoskote and Old Madras Road to the north and east
- Varthur and the Sarjapur Road offices to the south-west
The project is not walking distance from the metro, so most daily trips will be by road. A trial drive to the office at peak hours is a sensible step before booking.
The Township Plan
Brigade Granada covers 40 acres, with about 2,000 homes in 14 towers of 24 floors each. A site of this size leaves room for a large amenity zone and for shops inside the gates, which smaller projects rarely offer.
The planned amenities include these:
- A grand clubhouse with an indoor games zone and a gym
- A swimming pool and decks
- Several sports courts, a jogging track and a cycling track
- Children's play areas and a creche
- A yoga area, an entertainment zone and a multipurpose party area
- Landscaped gardens
- A retail block and commercial space within the township
Large townships are usually built in phases, so the first residents may live beside later towers that are still going up. It is worth asking which amenities will be ready when each phase is handed over.
Homes and Prices
Brigade Granada offers six layouts, from a 730 sq ft 1 BHK to a 2,760 sq ft 4 BHK. The starting prices for each layout are shown below:
| Home Type | Size (sq ft) | Starting Price |
|---|---|---|
| 1 BHK | 730 | Rs. 1.07 Crore |
| 2 BHK | 1,275 | Rs. 1.79 Crore |
| 3 BHK with 2 bathrooms | 1,540 | Rs. 2.19 Crore |
| 3 BHK with 3 bathrooms | 1,820 | Rs. 2.59 Crore |
| 3 BHK with 3 bathrooms and study | 2,240 | Rs. 3.29 Crore |
| 4 BHK with 4 bathrooms and maid's room | 2,760 | Rs. 3.99 Crore |
The price per sq ft is about Rs. 14,000 to Rs. 14,700 across the layouts, with the 2 BHK at the lower end and the 1 BHK and the 3 BHK with study at the upper end. Floor rise, the facing and the tower will move the final figure.
Several charges are added to the base price of a home under construction. These usually include GST, stamp duty of 5% plus surcharges for a property above Rs. 45 Lakhs, the 2% registration fee, car parking, club membership and a maintenance deposit. A written cost sheet should show each of them before any payment. Our EMI calculator helps set the loan against the full cost.
Specifications
The towers are RCC-framed with solid concrete block walls. Homes have vitrified tiles in the main rooms, a wood-finish tile in the master bedroom, and UPVC or aluminium windows. The power supply is 2 kW for a 1 BHK, rising to 8 kW for a 4 BHK, with generator backup for the common areas and every flat.
RERA and Approvals
Brigade Granada had no registration listed on the Karnataka RERA portal when it was searched in October 2026. Large townships are usually registered phase by phase, each with its own number and completion date. The number for the phase that holds a chosen tower is the one to confirm on the portal.
A booking made before registration is an expression of interest rather than a sale under RERA. Its refund terms should be in writing, and larger payments are best held back until the phase is registered.
Checks Before Booking
A township of this size calls for a few checks beyond the usual ones. These cover the main points:
- Confirm the RERA number for the phase and its registered completion date.
- Ask which tower and phase the home belongs to, and when that phase is due.
- Get the amenity schedule for that phase in writing.
- Check the carpet area as well as the super built-up area on the cost sheet.
- Make sure the payment plan is linked to construction stages.
- Get the refund terms of any early booking amount in writing.
