Brigade's 39-Acre Gunjur Township: Buyer's Guide (October 2026)

Brigade Group is planning a large township of homes at Gunjur in east Bangalore, between Whitefield and Sarjapur Road. It will cover 39 acres, with an estimated gross development value of about Rs. 7,200 Crore. The plan moved forward on 15 April 2026, when the developer told the stock exchanges it had signed a joint development agreement for an 8.63-acre parcel there. This guide covers what has been announced, where the site is, what is still to come and how a buyer can prepare for the launch.
What Brigade Announced
Brigade Enterprises disclosed the agreement in a filing to the exchanges on 15 April 2026. The 8.63-acre parcel completes the land for the township, which has been put together through a mix of outright purchases and joint development agreements. The company described the project as primarily residential, with a gross development value of about Rs. 7,200 Crore.
The announcement also set out the kind of community planned. It points to homes for several generations of a family, including senior living spaces, along with amenities and convenience facilities inside the township. Pavitra Shankar, Managing Director of Brigade Enterprises, called the signing an important milestone for the group's housing pipeline in east Bangalore.
What gross development value means
Gross development value is the developer's estimate of the total sales the whole project could bring in over its life. It is a measure of scale, not a price list. A figure of Rs. 7,200 Crore says the township will be large, but it gives no direct guide to the price of a single home.
Where Gunjur Is
Gunjur is a residential area between Whitefield and Sarjapur Road, close to Varthur. It is reached by the Varthur-Gunjur road and links to the Sarjapur Road and Outer Ring Road office belts to the south-west and to the Whitefield offices to the north. Homes in the area are listed on our Gunjur Road and Varthur pages.
The main draws of the area for home buyers are listed below:
- A short drive to the Whitefield and ITPL offices, and to the Sarjapur Road and Outer Ring Road tech parks.
- Several established international and CBSE schools in the Varthur-Gunjur belt.
- Steady housing demand from people working in east Bangalore.
Roads in the Varthur and Gunjur area are narrow in places and slow at peak hours. A trial drive to the office at peak time is worth doing before shortlisting any project there.
What Is Still to Come
The price list, home sizes, tower plan, possession date and launch date are still being finalised by Brigade, and the township was not yet listed on the Karnataka RERA portal in October 2026. These details usually follow once the building plans are sanctioned and the first phase is registered.
A township of 39 acres is normally built in phases, each with its own RERA number and completion date. Early residents may live beside later towers that are still going up, so the timing of the clubhouse and other shared facilities for each phase matters.
Brigade's Township Track Record
Brigade Group has been building in Bangalore since 1986 and has delivered several large gated communities in the city. Brigade Orchards in Devanahalli and Brigade Cornerstone Utopia off Varthur Road are two of its multi-phase projects with residents already living there. A visit to one of them shows how the developer runs a large project after handover, from the upkeep of common areas to how the shared facilities are managed.
How to Prepare for the Launch
Developers often take expressions of interest before a project is registered. Such a payment is not a booking under RERA, so it is best kept small and refundable. These steps help a buyer get ready while the details are awaited:
- Set a budget that covers the base price plus GST, stamp duty of 5% plus surcharges, the 2% registration fee, parking and club charges.
- Get a home loan sanction in principle so the bank's limit is known in advance.
- Get the refund terms of any early payment in writing before paying it.
- Wait for the RERA number of the phase being offered and check it on the Karnataka RERA portal.
- Ask for the sanctioned plan, the carpet area of each home and the completion date for that phase.
- Check the title and the joint development agreement for the block, since part of the land is held with landowners.
Other Options Nearby
Buyers who want a home sooner can look at projects in Gunjur, Varthur and Whitefield that are already registered or ready. Comparing their price per sq ft with the Brigade township's launch rate, once announced, shows how much of a premium the larger township carries.
