Brigade Parkside North in Jalahalli: Buyer's Guide (October 2026)

Brigade Parkside North is a completed low-rise apartment project by Brigade Group at Kammagondanahalli in Jalahalli, North Bangalore. The occupancy certificate was issued on 15 March 2022, and families have lived in the project since then. It has 434 homes in 24 blocks on about 5.3 acres, in 1 BHK and 2 BHK sizes. This guide covers who the project suits, the location, the homes and prices, and the checks to run before buying a home in a finished project.
The Project at a Glance
Brigade Parkside North was registered in 2018 and handed over in 2022. Its main facts are set out below:
- Developer: Brigade Enterprises Limited, the listed company of Brigade Group
- Location: Survey No. 23/1, Kammagondanahalli village, Yeshwanthpura hobli, Bangalore North taluk, pincode 560015
- Land area: about 5.3 acres, with about 59% of the land left open
- Blocks: 24 blocks named A to X, each with four floors over basement parking
- Homes: 434 apartments, made up of 364 two-bedroom and 70 one-bedroom homes
- RERA number: PRM/KA/RERA/1251/309/PR/181122/002152, granted on 22 November 2018

Who the Project Suits
Brigade Parkside North is planned for buyers who want a compact, finished home at a modest budget. First-time buyers, couples and parents who prefer a lower floor are the natural audience. Investors looking for a small home to let also find the 1 BHK format useful, since Jalahalli and Peenya have a large working population.
The project has a narrow range of sizes. Families who need three bedrooms, or a carpet area above 650 sq ft, will have to look at other projects in the area. Buyers who want a high floor with long views are also better served by the towers along Tumkur Road.
Location and Connectivity
The project is on the Hesaraghatta-Bangalore pipeline road in Kammagondanahalli, on the western side of Jalahalli. Jalahalli is one of the older parts of North Bangalore, known for its public sector campuses and the Air Force station. The Peenya industrial area and Tumkur Road are to the south, and Yeshwanthpur is further in towards the city.
The Green Line of Namma Metro runs along Tumkur Road, with stations at Jalahalli and Dasarahalli serving this side of the city. The stations are a drive or an auto ride away, not a walk, so the last stretch needs planning. Local roads around the project are narrow in places, and a visit at office hours shows the real travel time to the main road.
Homes and Prices
Brigade Parkside North has two home types, and the 2 BHK makes up more than four fifths of the project. Sizes in the table are super built-up areas.
| Home Type | Size (sq ft) | Price |
|---|---|---|
| 1 BHK | 696 | Rs. 44 Lakhs onwards |
| 2 BHK | 1,125 | Rs. 71 Lakhs onwards |
The price per sq ft is about Rs. 6,300 for both home types, on super built-up area. The carpet area is about 416 sq ft for the 1 BHK and 637 sq ft for the 2 BHK. Carpet area is therefore about 57% to 60% of the super built-up figure, which is worth keeping in mind when comparing rates with other projects.
Most homes now change hands through resale, so the asking price depends on the owner, the floor and the condition of the flat. A home sold after the occupancy certificate carries no GST, which is a saving against an under-construction purchase. Stamp duty at 5.6% and registration at 2% add about Rs. 5.4 Lakhs to a Rs. 71 Lakhs home. Our EMI calculator shows the monthly cost for each budget.
Layout and Amenities
The 24 blocks are arranged along central streets that run about 300 metres through the site. Each block has four floors and between 10 and 20 homes, which keeps the number of neighbours per block small. Parking is in the basement, with 431 car parks in the registered plan.
Amenities at Brigade Parkside North number more than 25 and centre on a clubhouse. The main ones are listed below:
- Clubhouse and community hall
- Swimming pool
- Gymnasium
- Indoor and outdoor sports facilities
- Parks and landscaped streets
- Power backup and CCTV surveillance
Project History
Brigade Parkside North construction began in 2018. The first registered completion date was 31 March 2021, and it moved to 30 September 2022 through a Covid extension and one further extension. The occupancy certificate came earlier than that final date, on 15 March 2022, and the project is recorded as completed on the Karnataka RERA portal.
A finished project has one clear advantage over a new launch. The buyer sees the actual flat, the actual light and the actual upkeep of the common areas before paying. A walk through the basement, the clubhouse and two or three blocks tells more than any brochure.
Checks Before Buying
A resale purchase moves the paperwork from the developer to the current owner. These steps cover the main points:
- Ask for a copy of the occupancy certificate dated 15 March 2022
- Read the registered sale deed in the seller's name and trace it back to the developer's sale
- Take an encumbrance certificate up to the present date to rule out an open loan or charge
- Check the khata and the latest property tax receipt in the seller's name
- Collect a no-dues letter from the owners' association for maintenance charges
- Confirm the car park number that goes with the flat
- Ask for the loan closure letter if the seller bought with a home loan
Maintenance charges and the sinking fund balance are set by the association, so ask for the latest statement. Water supply and the age of lifts and pumps are worth a question to the estate office as well. Other Brigade Group projects in the city give a useful price comparison before a decision.
