Casagrand Promenade in Yelahanka: Buyer's Guide (October 2026)
Casagrand Promenade is a low-rise apartment project by Casagrand at Adityanagar, on the south-western side of Yelahanka in North Bangalore. Construction is under way, with a RERA completion date of 5 August 2029. This guide covers the location, the homes and prices, the approvals and the points worth settling before booking.
Who the Project Suits
The project mixes 2, 3 and 4 BHK homes in a building of only seven upper floors, so it appeals to families who prefer a mid-rise community to a cluster of tall towers. It suits households whose work or schools are in Yelahanka, Hebbal or along the airport road. A 2029 handover also means the buyer should be ready for a construction-linked payment plan over the next few years.
Buyers who need a ready home or a large township with acres of lawn will find a closer fit in other projects. With 223 homes, the community stays modest in size.
Location and Neighbourhood
The project address is Survey Nos. 1 (part) and 56 (part), Doddabettahalli Village, Yelahanka Hobli, Bangalore North taluk, pincode 560064. The site is in the Adityanagar pocket between Yelahanka and Vidyaranyapura, close to the GKVK agricultural university campus. The main routes and transport links near the project are these:
- Yelahanka railway station, on the main line towards Doddaballapur and Hindupur
- Bellary Road (NH 44), the route to Hebbal and Kempegowda International Airport
- The Blue Line metro to the airport, under construction along Bellary Road
- Doddaballapur Road towards the northern industrial areas
Local roads in this part of Yelahanka are narrower than the main corridors further east. A drive to the office at peak hour, and a look at the lane the gate opens onto, give a fair picture of the daily commute.
The Building and the Homes
Casagrand Promenade covers 15,712 sq m of land, which is about 3.88 acres. The homes are in two blocks, with two basement levels for parking, a ground floor and seven upper floors. About 69% of the land, roughly 2.7 acres, is left uncovered by the building footprint.
The 223 homes break down as 181 homes of 3 BHK, 24 of 2 BHK and 16 of 4 BHK, along with two 1 BHK units. The plans on sale start at these sizes, quoted on built-up area:

The average carpet area works out to about 870 sq ft for a 2 BHK, 1,245 sq ft for a 3 BHK and 1,745 sq ft for a 4 BHK, before balconies. Comparing carpet and built-up area for the chosen unit shows how much of the price pays for shared space.
Prices and the Full Cost
Casagrand Promenade prices start at Rs. 95 Lakhs for a 2 BHK and go up to Rs. 1.89 Crore for a 4 BHK. The 2 BHK costs Rs. 95 Lakhs to Rs. 1.16 Crore, the 3 BHK Rs. 1.30 Crore to Rs. 1.52 Crore and the 4 BHK Rs. 1.84 Crore to Rs. 1.89 Crore. The price per sq ft is about Rs. 7,050 to Rs. 7,100 on built-up area at the starting price of each plan.
The spread inside each plan reflects the floor, the facing and the exact layout. These costs are usually added to the quoted price:

The Karnataka RERA registration number of Casagrand Promenade is PRM/KA/RERA/1251/309/PR/070525/007719, granted on 7 May 2025. The promoter is Casa Grande Garden City Builders Pvt Ltd. The building plan was approved by the BBMP on 5 May 2025, and BWSSB is named as the source of water.
