CKPC Heart of Harmony at Kudlu Gate: Buyer's Guide (October 2026)

CKPC Heart of Harmony is a single-tower apartment project by CKPC Properties, located at Kudlu Gate on Hosur Main Road, South Bangalore. Construction is under way, with RERA completion set for March 2030. This guide covers the location, the homes and prices, the full cost, the RERA details and the checks to make before booking.
Who the Project Suits
CKPC Heart of Harmony offers 3 BHK, 3 BHK with study and 4 BHK homes from about 1,786 sq ft to about 2,550 sq ft. It suits families who want a large home in a small community, close to HSR Layout, Koramangala and Electronic City. Budgets start at Rs. 2.43 Crore.
With 137 homes in one tower, the project is far smaller than the townships along Hosur Road. That means fewer neighbours and shorter lift queues, while the clubhouse and grounds are sized for a single building. Buyers who want a 2 BHK, a ready home or a budget under Rs. 2.4 Crore should look at other projects in the area.
Location and Connectivity
The project is located on Hosur Main Road at Kudlu Gate, Bengaluru 560068, in the Bandepalya and Munireddy Layout pocket. Kudlu Gate is a busy junction between Silk Board and Electronic City, with HSR Layout and Haralur Road just to the north-east. Shops, schools and hospitals are already in place along this stretch.
The main points of connectivity are these:
- The Kudlu Gate metro station (Yellow Line), about 400 metres away, open since August 2025
- Silk Board junction, about 10 minutes by road
- Electronic City, to the south along Hosur Road
- HSR Layout, BTM Layout and Koramangala, to the north
The Yellow Line runs from RV Road to Bommasandra, so both Electronic City and the Silk Board side are a short ride away. Road traffic at Kudlu Gate is heavy at peak hours, which makes the walk to the station a real benefit. More on the area is on the Kudlu Gate locality page.
The Tower and the Site
CKPC Heart of Harmony is planned as one tower of two basements, a ground floor and 24 upper floors. The 137 homes work out to five or six homes on most floors. Nearly 84% of the site is kept as open space, with landscaped areas around the base of the tower.
Parking is in the two basements, which keeps the ground level free for gardens and walkways. Buyers should still confirm the number of car bays that come with each home, since space on a compact urban site is limited.
Homes and Prices
CKPC Heart of Harmony prices begin at Rs. 2.43 Crore with the 3 BHK Classic and reach Rs. 3.81 Crore with the 4 BHK Grande. Each plan is quoted as a range, since the floor and the facing change the final figure. The four plans are these:
- 3 BHK Classic: about 1,786 sq ft, Rs. 2.43 Crore to Rs. 2.59 Crore
- 3 BHK Premium: about 1,981 sq ft, Rs. 2.74 Crore to Rs. 3.09 Crore
- 3 BHK with study, Luxe: about 2,132 sq ft, Rs. 2.99 Crore to Rs. 3.20 Crore
- 4 BHK Grande: about 2,550 sq ft, Rs. 3.64 Crore to Rs. 3.81 Crore
The price per sq ft is about Rs. 13,600 to Rs. 14,300 at the entry price of each plan, rising with size. The study in the Luxe plan suits buyers who work from home a few days a week. Ask us for the floor plans of the plan and floor you prefer.
The Full Cost
The tower is under construction, so GST applies on top of the base price. Stamp duty and the registration fee are paid when the sale deed is registered. A full cost sheet should show each of these on its own line:
- Base price for the exact unit, with floor-rise and facing charges
- GST on the under-construction home
- Car parking and the number of bays included
- Clubhouse charges and the maintenance deposit
- Stamp duty in Karnataka at 5% for homes above Rs. 45 Lakhs, which becomes 5.6% with cess and surcharge
- Registration fee of 2% of the property value
On a Rs. 2.43 Crore home, stamp duty and registration alone come to about Rs. 18.47 Lakhs. The EMI calculator helps plan the loan and the cash needed upfront.
Amenities
CKPC Heart of Harmony amenities focus on wellness and quiet leisure rather than a large sports complex. The rooftop and the clubhouse hold most of the facilities. The main ones include these:
- Rooftop infinity-edge swimming pool with city views
- Sky deck on the top floor
- Spa, yoga studios and meditation zones
- Amphitheatre and a sculpture court
- Landscaped open areas around the tower
Since the clubhouse serves only 137 homes, a visit to the sample layout of the amenity floors is useful. It shows how much room each facility gets and which ones open with the tower.
RERA and Construction Status
The RERA registration number of CKPC Heart of Harmony is PRM/KA/RERA/1251/310/PR/310326/008560, granted on 31 March 2026 by the Karnataka RERA authority. It covers one tower of 24 floors with 137 homes, and the RERA completion date is 1 March 2030. The promoter is CKPC Residences Private Limited.
Construction is in progress as of October 2026, after the launch in April 2026. The approved plans, the quarterly progress reports and the land disclosures can all be read on the Karnataka RERA portal. A check there before the first payment is a sensible step.
About the Developer
CKPC Properties is a Bangalore developer with its office at Electronics City Phase 1. It has delivered Grade A commercial developments of 8 million sq ft, with a further 5 million sq ft under way. Its residential projects in the city include CKPC Winds of Change in Yelahanka, also under construction.
Since the residential arm is newer than the commercial one, a visit to a completed CKPC building gives a good sense of finish and upkeep. The quarterly reports on the RERA portal show how work is moving on the residential projects.
Checks Before Booking
A booking in an under-construction tower needs a few careful checks. These are the main ones:
- Confirm the RERA number, the home count and the completion date against the agreement
- Ask for the carpet area of the exact unit, as well as the built-up area
- Get the unit-wise price and a full cost sheet in writing
- Confirm the number of car bays allotted to the home
- Match the delay compensation terms in the agreement with the RERA completion date
- Walk the route from the site to Kudlu Gate metro station
A site visit at peak hour shows both the traffic and the metro walk as they really are. Ask us for the homes still open in the tower and the latest price sheet.
