Graviti Hanging Gardens in Chikkajala: Buyer's Guide (October 2026)

Graviti Hanging Gardens is a new launch apartment project by Graviti Living Spaces in Chikkajala, off Bellary Road in North Bangalore. This guide covers the points a buyer needs before booking: who the project suits, the location, the homes and prices, the RERA details and the checks to run first.
What Graviti Hanging Gardens Is
Graviti Hanging Gardens is a low-density community of 172 apartments in two towers on about 3.63 acres. Tower A has 82 homes and Tower B has 90. Each tower has two basements and 14 floors above the ground floor, and rises to 44.99 m.
The layout leaves most of the land open. The towers cover about 15% of the site, and the remaining 85% is open area for gardens, driveways and play spaces. Each floor carries six homes at most, and all 194 parking spaces are covered.
The shared spaces centre on a clubhouse of about 21,000 sq ft and Japanese-style gardens. That is a large clubhouse for a community of this size. Renewable energy, rainwater harvesting and a sewage treatment plant are part of the registered works.
Who the Project Suits
The project is planned for families who want a large apartment in a small community on the airport side of the city. It suits people who work around Yelahanka, Hebbal, Manyata Tech Park or the Devanahalli business parks. The budget starts close to Rs. 2 Crore, so most buyers will be moving up from a smaller home.
The wait is long, as the registered completion date is 24 September 2030. A buyer who needs a home within two years will find ready projects in Yelahanka a better match. A small community also shares its upkeep among fewer owners, so the monthly maintenance is worth asking about early.
Location and Connectivity
The address is Survey No. 24/2, Kadaganahalli Village, Jala Hobli, Yelahanka Taluk, pincode 562157. The site is close to Vidyanagar Cross in Chikkajala, a short turn off Bellary Road. This stretch of Bellary Road is commonly called Airport Road.
Bellary Road (NH 44) is the main route for daily travel. It runs south through Yelahanka and Hebbal to the city centre, and north to Kempegowda International Airport and Devanahalli. The airport line of Namma Metro is under construction along this road, with stations planned on the Yelahanka to airport stretch.
Chikkajala is still growing, so large schools, hospitals and malls are a drive away in Yelahanka and on Bellary Road. Peak-hour traffic towards Hebbal is heavy. A weekday drive from the site to the workplace, in both directions, is worth doing before booking.
Homes and Prices
Graviti Hanging Gardens prices start at Rs. 1.99 Crore for a 3 BHK of about 1,734 sq ft, which is about Rs. 11,500 per sq ft. The price list covers two plans:
| Home Type | Size (sq ft) | Price |
|---|---|---|
| 3 BHK with 3 bathrooms | 1,734 | Rs. 1.99 Crore to Rs. 2.41 Crore |
| 4 BHK with 4 bathrooms | 2,432 | Rs. 2.87 Crore onwards |
The 4 BHK works out to about Rs. 11,800 per sq ft. The carpet area is the figure used in the agreement for sale, so it is the fair basis for comparing projects. The registered homes and carpet areas are as follows:
- 2 BHK: 16 homes, 77 to 80 sq m (about 829 to 861 sq ft)
- 3 BHK: 128 homes, in plans of 97, 100 and 116 sq m (about 1,044, 1,076 and 1,249 sq ft)
- 4 BHK: 28 homes, 139 sq m (about 1,496 sq ft)
The registration includes 16 two-bedroom homes, so the price and size of that plan are worth requesting with the cost sheet. Each home also has a private balcony of about 7 sq m.
Costs beyond the base price
Stamp duty and registration are paid on top of the price. On a home of Rs. 1.99 Crore, stamp duty at 5.6% with cess and surcharge is about Rs. 11.14 Lakhs, and the 2% registration fee is about Rs. 3.98 Lakhs. GST applies to a home bought under construction, and floor rise, clubhouse fees and the maintenance deposit appear on the cost sheet.
As an illustration, a loan for 75% of Rs. 1.99 Crore, the limit for a loan above Rs. 75 Lakhs, gives an EMI of about Rs. 1.3 Lakhs a month at 8.5% a year over 20 years. The down payment in that case is Rs. 49.75 Lakhs. The EMI calculator shows the figure for any other price, rate or tenure.
RERA and Project Stage
The Graviti Hanging Gardens RERA registration number is PRM/KA/RERA/1251/472/PR/250626/008754, granted on 25 June 2026 by the Karnataka RERA authority. The project is registered under the name Hanging Gardens. The registered start date is 15 March 2026, and the proposed completion date is 24 September 2030.
The plan was approved by the Bangalore International Airport Area Planning Authority on 12 March 2026. The project is registered as a new launch, so construction is at an early stage. The number can be checked on the Karnataka RERA portal, which also carries the sanctioned plan and the quarterly progress updates.
The promoter is Graviti Living Spaces (India) Pvt Ltd. This is the first project the company has registered with Karnataka RERA, so a buyer has no earlier registered project by the same company to inspect. The registration declares that the land carries no litigation and that the plan uses no transferable development rights.
Water and Services
The registered source of water is borewells. That makes the water plan a fair question for the developer: the number of borewells, the storage capacity and the tanker arrangement for dry months. The sewage treatment plant and rainwater harvesting in the registered works reduce the demand for fresh water.
What to Check Before Booking
A new launch with a four-year build needs a careful paper check before any payment. These points cover the main risks:
- Match the RERA number, the tower and the unit number on the portal with the booking form
- Ask for the carpet area of the exact home and compare the price per sq ft of carpet with other projects
- Take the full cost sheet in writing, with floor rise, parking, clubhouse fees, deposits and taxes
- Ask the developer for its completed buildings and visit one to judge the finish
- Read the possession date and the delay compensation clause in the agreement for sale
- Check that the bank giving the home loan has approved this project
- Pay only into the project's RERA designated bank account
The quarterly updates on the RERA portal show how far each tower has progressed. Reading them once every three months is a simple way to track the project until handover.
