Location and Connectivity

Handenahalli is a village in Sarjapur hobli, to the south of Sarjapur town on the way to Attibele. Sarjapur-Attibele Road is the main route, with Sarjapur Road to the north and Hosur Road at Attibele to the south.

Indus International School is in the same belt, which is one reason villa projects have gathered along this road. Daily needs are met in Sarjapur town, while large hospitals and malls are further up Sarjapur Road. Electronic City is reached through Attibele and Hosur Road, or through Chandapura.

A metro line from Sarjapur towards Hebbal is planned under Phase 3A of Namma Metro. Until it is built, travel from JRC Kanso depends on the road. A peak-hour drive to the office and to the school is the most useful test of the location.

Villas and Sizes

JRC Kanso offers a single home type across the whole project: a 4 BHK villa on three levels, in sizes of 2,900 to 3,300 sq ft. The registered carpet area of a villa ranges from about 1,977 to 2,284 sq ft. Each villa also has private balcony and verandah space, which averages about 890 sq ft a home.

The 122 villas are arranged in six blocks of 16 to 24 homes each. Two covered car parks are registered for every villa, and 12 open bays serve visitors. Buildings cover about 43% of the land, and the remaining 57% is open area.

The density works out to about 16 or 17 villas an acre. The name comes from a Japanese idea of simplicity, and the design is described as minimal, mindful and meaningful. Shared amenities are grouped in three sets, called One, Few and Many, for time alone, with a few neighbours or with the whole community.

Price and Buying Costs

JRC Kanso prices are on request, and the figure that counts is the one on a written cost sheet. Ask for the base price, the clubhouse charge, the maintenance deposit, the corpus fund and GST on one page. The sheet should also say whether the size quoted is the saleable area or the carpet area.

Stamp duty in Karnataka is 5.6% with cess and surcharge for a property above Rs. 45 Lakhs, and the registration fee is 2%. Together they add 7.6% to the registered value. The EMI calculator shows the monthly outgo for a chosen loan amount.

Upkeep costs deserve a question as well. A villa community with a little over a hundred homes shares its security, landscaping and clubhouse bills among fewer owners than an apartment complex does. Ask for the planned monthly maintenance rate in writing.

RERA, Approvals and Timeline

JRC Kanso RERA registration number is PRM/KA/RERA/1251/308/PR/250526/008679, granted on 25 May 2026. The number can be checked on the Karnataka RERA portal, which also holds the sanctioned plan and the villa-wise carpet areas. The building plan was approved by the Anekal Planning Authority on 12 March 2026.

Construction is recorded as starting on 2 May 2026, and the registered completion date is 28 March 2031. That date is the outer limit that counts for delay claims under RERA. A developer may plan to hand over earlier, so ask for the target date of the specific villa in writing and compare the two.

The registration names borewells as the source of water. Ask how the supply will be backed up in summer and whether a piped connection from the local body is planned. Rainwater harvesting and sewage treatment details are worth reading in the approved plan too.

About JRC Projects

JRC Projects is a Bangalore developer started in 2009 by a pair of architects. Its other villa project in this belt, JRC Palladio, is on the same Sarjapur-Attibele Road and has been completed. The firm has also built apartments on Sarjapur Road.

A completed project from the same developer is the best reference a buyer has. A walk through JRC Palladio shows the standard of masonry, joinery, waterproofing and landscaping after handover. Residents will also say how snag lists and maintenance were handled.

Checks Before Booking

These checks cover the main questions at JRC Kanso.

  1. Match the villa number, carpet area and car parks on the agreement with the RERA record
  2. Take the handover date for the villa in writing, along with the delay terms
  3. Have a lawyer read the title deeds, the land conversion order and the Encumbrance Certificate for the six survey numbers
  4. Compare the specification list in the agreement with the sample villa
  5. Ask for the payment schedule and link each stage to visible construction progress
  6. Confirm the water plan, the monthly maintenance rate and the corpus fund
  7. Visit JRC Palladio and speak to owners about the finish and the service after handover

Who JRC Kanso Suits

JRC Kanso suits a family that wants a large 4 BHK villa in a small gated community and has schools on this road in mind. It also suits buyers who like a plain, uncluttered design and can wait through a long construction period. A uniform community of one home type keeps the streets and the upkeep consistent.

Buyers who need a home within two or three years should look at completed villas. Those who want a smaller home, a lower budget or a metro station nearby will find better matches along Sarjapur Road. A single home type also means a narrower set of buyers at resale, so a long holding period is the safer plan.
