Karle Vario Homes in Nagavara

Karle Vario Homes is a completed apartment project by Karle Infra at Karle Town Centre in Nagavara, North Bangalore, beside Manyata Tech Park. The developer has sold all its homes, so a purchase today is a resale from an existing owner. This guide covers the towers, the home sizes, the RERA record, the occupancy certificate and the checks a resale buyer should run.

The Project in Brief

Vario Homes is the residential building for sale inside Karle Town Centre, a large mixed-use campus of offices, retail and housing. The main facts are listed below.

  • Land area for the project: 3.15 acres (12,755 sq m)
  • Homes: 400 apartments in 2 towers of 200 homes each
  • Height: 34 floors per tower over 4 basement levels
  • Home types: 2 BHK and 3 BHK
  • Promoter company: Karle Homes Pvt Ltd
  • Occupancy certificate: received on 7 November 2025

With 400 homes on 3.15 acres, the density works out to about 127 homes per acre. That is a tall, compact plan, in keeping with a tower built inside an office district. The towers cover 2,043 sq m of ground, so about 84% of the plot is open at ground level.

Location Beside Manyata Tech Park

Karle Vario Homes is located on 100 Feet Kempapura Road in Nagavara, next to Nagavara Lake and the Manyata Tech Park campus. The Outer Ring Road is close by, and it leads west to Hebbal and the airport road. The project suits people who work in Manyata or in the Karle office towers and want to live within a short walk of the desk.

Two metro lines are being built towards this part of the city. The Blue Line along the Outer Ring Road to the airport is under construction, and the underground section of the Pink Line is planned to end at Nagawara. Both lines are still to open in Nagavara, so buyers should plan around road travel for now and treat the metro as a later gain.

The same office cluster that makes the address convenient also fills the roads at peak hours. A visit at 9 in the morning and at 6 in the evening shows the real traffic at the campus gates. Homes on higher floors facing the lake side get a more open view than homes facing the office blocks.

Home Sizes

Homes at Karle Vario Homes come in four layouts across two formats. The table shows the saleable area of each one.

Home TypeSize (sq ft)
2 BHK1,161
2 BHK1,168
3 BHK1,640
3 BHK1,655

Each tower has five or six homes on a floor. In a 34-floor tower, lift capacity matters every day, so check the number of lifts in service and the waiting time at peak hours. The carpet area of the exact flat is printed in the seller's sale deed, and that is the figure to compare across listings.

RERA Record and Completion

Karle Vario Homes RERA registration number is PRM/KA/RERA/1251/309/PR/190427/002539, granted on 27 April 2019 under the project name Vario Homes. Work started on 1 April 2019 with a first completion date of 31 March 2024. The date was extended to 31 December 2024 and then to 30 December 2025.

The occupancy certificate was issued on 7 November 2025, and the promoter applied for completion on the RERA portal on 31 December 2025. The plan was approved by the BBMP and was modified once, in January 2025, after a link bridge to the neighbouring building was removed. The registration number can be checked on the Karnataka RERA portal, where the occupancy certificate is also uploaded.

What a Resale Purchase Costs

The price of a resale flat is agreed between the buyer and the owner, so several current listings in both towers should be compared before making an offer. GST does not apply to a completed home with an occupancy certificate. Stamp duty of 5.6% and registration of 2% apply on the sale deed, so a Rs. 2 Crore purchase carries about Rs. 15.2 Lakhs in government charges.

A buyer paying Rs. 50 Lakhs or more also deducts 1% TDS from the payment to a resident seller and deposits it with the income tax department. The society's transfer fee, the maintenance dues and any brokerage come on top. Our EMI calculator shows the monthly outgo for a given loan amount and tenure.

Who the Project Suits

The project suits professionals and young families who want a short commute to Manyata Tech Park and are comfortable with high-rise living. Investors look at it for rental demand from the offices next door, though the rent on offer should be checked against real, recent leases in the towers. Buyers who want low density, large gardens or a quiet residential street will find a better fit elsewhere in North Bangalore.

The towers are part of a working business district, with shops and offices inside the same campus. That brings daily convenience, and it also means visitor traffic and activity through the day. A walk around the campus on a weekday gives a fair sense of both.

Checks Before Buying a Resale Flat

The papers of the seller matter as much as the flat itself. These are the main checks.

  • The registered sale deed in the seller's name, with the carpet area and the car park number
  • The occupancy certificate dated 7 November 2025 and the sanctioned plan
  • An encumbrance certificate up to the current date, showing any loan on the flat
  • A loan closure letter and the release of the original documents if the seller has a home loan
  • The khata and the latest property tax receipt in the seller's name
  • A no-dues letter from the owners' association for maintenance charges
  • The share in the land that passes with the flat, as written in the sale deed

A lawyer should read the full chain of documents before the token amount is paid. A snag check of the flat, covering seepage, windows, electrical points and plumbing, is worth doing with the seller present. The bank's own legal and technical check gives a second opinion when a loan is involved.
