Properties in Nagavara

If you work at Manyata Tech Park, few places in north Bangalore let you live as close to your desk. Apartments in Nagavara lie on the Outer Ring Road, around a lake, right beside a huge concentration of offices that employs a large part of the north's workforce. What was once a village has been absorbed by the offices that grew up around it. The tech park drives almost all the demand, and a large share of homes are rented out to people who work there.

The housing here is apartments, mostly three-bedroom. Karle Vario Homes is the largest project we track, with 400 two- and three-bedroom homes on about 3.06 acres, completed in December 2024 and listed from about Rs. 1.16 Cr. Casagrand Regal is an ongoing, smaller building of 72 three-bedroom flats on about 1.43 acres. Golden Hanging Gardens offers three-bedroom homes with a possession date of December 2016, and its price is on request. Between new construction and finished stock, you can choose to move in now or buy ahead.

The Outer Ring Road is the main link, taking you east and west across the northern half of the city. Manyata Tech Park is next door, so many residents can skip the long commute altogether. Trips towards the airport and the other northern suburbs also start from the ring road.

Because demand is so tied to one employer cluster, it pays to think about how you will use the home. Investors should look at how many similar flats are already offered for rent nearby. End users should check the traffic on the ORR near the tech park gates at office hours. For any building close to the lake, ask whether the approved plan respects the lake buffer. In finished projects, ask for the occupancy certificate and maintenance charges. For Casagrand Regal, confirm the RERA registration and the promised handover date, which our record does not yet show.
