KNS Samooha in Nelamangala: Buyer's Guide (October 2026)

KNS Samooha is a large plotted development by KNS Infra on the Nelamangala-Doddaballapura Road, north of Nelamangala town in West Bangalore. It is registered with Karnataka RERA in three phases, all with layout approval from the Nelamangala Planning Authority under BMRDA. This guide explains the phases, the plot sizes and prices, the location and the checks to complete before booking.
Three Registered Phases
KNS Samooha is sold under one name, but each phase is a separate RERA project with its own number, promoter firm and survey numbers. A buyer's agreement belongs to one phase only. The three registrations are set out below.
| Phase | RERA Number | Land | Plots | Completion |
|---|---|---|---|---|
| Phase I | PRM/KA/RERA/1250/307/PR/060325/007551 | 51 acres 32 guntas | 759 | 22 August 2029 |
| Phase II | PRM/KA/RERA/1250/307/PR/210825/008014 | 34 acres 3.5 guntas | 589 | 22 August 2029 |
| Phase III | PRM/KA/RERA/1250/307/PR/290825/008039 | about 71.4 acres | 1,225 | 23 August 2029 |
Together the phases hold 2,573 plots on about 157 acres, which makes KNS Samooha a township-sized layout. Phase I was registered on 6 March 2025, Phase II on 21 August 2025 and Phase III on 29 August 2025. The layout plans of all three were approved in August 2024.
The promoter of Phases I and II is KNS Vintage Infra Private Limited, and Phase III is under KNS CK Projects LLP. Both are KNS group firms. The name on the sale agreement and the receipt should match the promoter of the phase in which the plot falls.
Location and Connectivity
KNS Samooha is located in Kasaba hobli of Nelamangala taluk, Bengaluru Rural district, pincode 562123. Phases I and II are in the Kanegowdanahalli area, and Phase III is in Ananthapura and Machonayakanahalli villages. The site is north of Nelamangala town on the road to Doddaballapura.
Nelamangala is the junction where NH 48, known in the city as Tumkur Road, meets NH 75 towards Hassan and Mangalore. Tumkur Road is the route into Bangalore through Dasarahalli, Peenya and Yeshwanthpur. The Green Line metro ends at Madavara on Tumkur Road, so the trip from the layout to the station is by road.
The Peenya industrial area and the factories and warehouses along Tumkur Road and at Dobbaspet are the nearest large employers. Offices in central, east and south Bangalore are a long drive, and peak-hour traffic on Tumkur Road adds to it. Schools, hospitals and shops are in Nelamangala town, with wider choice towards Dasarahalli.
Plot Sizes and Layout
KNS Samooha plots range from 20 x 30 sites of 600 sq ft to 40 x 60 sites of 2,400 sq ft. The 30 x 40 plot is the most common size in every phase. The availability of the other sizes varies sharply by phase, as the count shows.
| Plot Size | Phase I | Phase II | Phase III |
|---|---|---|---|
| 20 x 30 (600 sq ft) | 3 | 0 | 62 |
| 30 x 30 (900 sq ft) | 5 | 11 | 34 |
| 30 x 35 (1,050 sq ft) | 0 | 18 | 38 |
| 30 x 40 (1,200 sq ft) | 291 | 352 | 467 |
| 30 x 45 (1,350 sq ft) | 113 | 53 | 166 |
| 30 x 50 (1,500 sq ft) | 111 | 2 | 165 |
| 40 x 60 (2,400 sq ft) | 92 | 8 | 36 |
| Odd-sized | 144 | 145 | 257 |
A buyer who wants a 40 x 60 plot will find most of them in Phase I. The small 20 x 30 sites are almost all in Phase III. Odd-sized plots form a large share of each phase, and their exact measurements should be read from the approved plan.
In Phase I, plots take up about 52% of the land and roads about 32%. Parks and open spaces cover about 10%, and civic amenity sites take the remaining 5%. The layout plan includes a clubhouse on 1 acre with a gym, a pool and indoor games, along with co-working space, a creche and a cycling track.
KNS Samooha Price List
KNS Samooha prices start at Rs. 46 Lakhs for a 20 x 30 plot and go up to Rs. 1.64 Crore and above for a 40 x 60 plot. The starting price for each size is shown below.
| Plot Size | Area (sq ft) | Starting Price |
|---|---|---|
| 20 x 30 | 600 | Rs. 46 Lakhs |
| 30 x 30 | 900 | Rs. 67 Lakhs |
| 30 x 40 | 1,200 | Rs. 84 Lakhs |
| 30 x 50 | 1,500 | Rs. 1.04 Crore |
| 40 x 60 | 2,400 | Rs. 1.64 Crore |
The price per sq ft falls as the plot grows, from about Rs. 7,700 on the smallest site to about Rs. 6,800 on the largest. Corner plots and plots facing a park or a wide road usually cost more than the starting price. Ask us for the current price list of the phase that interests you.
The sale of a plot does not attract GST. Stamp duty above Rs. 45 Lakhs is 5.6% with cess and surcharge, and the registration fee is 2%. On a plot of Rs. 46 Lakhs, the two together come to about Rs. 3.5 Lakhs, and the EMI calculator helps with the loan side.
Approvals and Timeline
The layout plans were approved by the Nelamangala Planning Authority, which works under the Bangalore Metropolitan Region Development Authority (BMRDA). The approvals for Phases I and II are dated 22 August 2024, and the approval for Phase III is dated 23 August 2024. The registered completion dates are five years later, on 22 and 23 August 2029.
Each RERA number can be checked on the Karnataka RERA portal, which also carries the approved plan and the plot schedule of that phase. The completion date on the registration is the outer limit for delay claims. Ask the developer for the planned handover date of the specific plot, and for the stage that roads, drains and power lines have reached in that phase.
Water for all three phases is to come through the village panchayat. That makes the borewell yield, the storage tanks and the supply plan practical questions for a site visit.
About KNS Infra
KNS Infra is a Bangalore developer of plotted layouts, founded in 2007 by K. N. Surendra. Its layouts are spread across Mysore Road, Kengeri, Tumkur Road, Yelahanka and Sarjapur Road, and it also works in Mysuru. A visit to one of its completed layouts shows the quality of roads, drains and parks that a buyer should expect at handover.
Checks Before Booking
A layout of this size is built and sold in stages, so the checks are plot-specific. These are the main ones.
- Find out which phase the plot belongs to and match the RERA number and promoter name on the agreement
- Match the plot number, dimensions and boundaries with the approved layout plan of that phase
- Have a lawyer read the title deeds, the conversion order and the Encumbrance Certificate for the survey numbers under the plot
- Ask for the planning authority's order releasing the plot for sale
- Take the handover date and the list of services to be completed in writing
- Ask which phase the clubhouse belongs to and when it will open
- Confirm the khata the plot will receive and the maintenance charge after handover
Who KNS Samooha Suits
KNS Samooha suits buyers who want a registered plot at a lower entry price than the city side of Tumkur Road and are able to wait until 2029 or later to build. It also fits families with work in Peenya, Dasarahalli, Nelamangala or Dobbaspet. The shared clubhouse and the number of parks add to its appeal for a family that plans to live in the layout.
Buyers who need to build soon should look at layouts that are already complete. Those who commute daily to east or south Bangalore will find the distance hard. A buyer who wants a metro station nearby should note that the nearest one is at Madavara.
