Mahindra Zen in Singasandra: Buyer's Guide (October 2026)

Mahindra Zen is a residential apartment project of 228 homes in two towers at Singasandra, off Hosur Road in South Bangalore. The developer has sold its full stock, so a buyer today enters through a resale from an existing allottee. This guide covers the registered facts, the home sizes, the dates and the checks that matter in a resale before handover.
What Mahindra Zen Is
Mahindra Zen was launched in March 2024 by Mahindra Lifespace Developers, the listed real estate company of the Mahindra Group. The project covers 4.25 acres and has two towers, Wing A with 126 homes and Wing B with 102 homes. Each tower has one basement, a ground floor and 25 upper floors, and rises to about 80 metres.
The two towers are placed 60 metres apart, and about 70% of the land is open area. Parks take up about 1,767 sq m of that open area, and the clubhouse measures about 12,400 sq ft. The project was launched as the first net zero waste and energy housing project in Bangalore, with a platinum pre-certification from the Indian Green Building Council.
Current Sales Status
Mahindra Zen is listed as sold out by the developer as of October 2026. More than 150 homes were booked within two days of the launch in March 2024. A new buyer now has two routes into this part of Singasandra.
- A resale of a Mahindra Zen home from an allottee who booked at or after the launch
- A fresh booking in Mahindra NewHaven, the single tower by the same developer on the adjoining land to the south
Resale prices are set by each owner and depend on the floor, the tower and the payments already made. Compare the homes on offer and the latest asking prices.
Location and Connectivity
Mahindra Zen is located on survey numbers 65 and 116/2 of Singasandra Village, Begur Hobli, Bengaluru South 560068. The approach is from Manipal County Road, which joins Hosur Road (NH 44) near the Singasandra junction. Electronic City is a short drive south along Hosur Road and its elevated expressway, and Silk Board and HSR Layout are to the north.
The Yellow Line of Namma Metro, from RV Road to Bommasandra, opened in August 2025 and has a station at Singasandra on Hosur Road. The line connects the area to Electronic City on one side and to RV Road, where it meets the Green Line, on the other. Schools, hospitals and daily shopping are along Hosur Road, Begur Road and in the Manipal County neighbourhood. More about the area is on our Singasandra locality page.
Homes and Sizes
Mahindra Zen is planned almost entirely as three and four bedroom homes, with five apartments on a typical floor of Wing A. The registered mix of the 228 homes is as follows:
- 3 BHK: 77 homes, carpet area about 1,181 to 1,189 sq ft
- 3 BHK with study: 73 homes, carpet area about 1,291 sq ft
- 4 BHK: 75 homes, carpet area about 1,474 sq ft on average
- 2 BHK and 2 BHK with study: 3 homes in all
The saleable sizes quoted for the project are larger, because they add walls, balconies and a share of common areas. They are 1,872 and 1,925 sq ft for the two 3 BHK plans, 2,085 sq ft for the 3.5 BHK and 2,363 sq ft for the 4 BHK. Every 3 BHK has a private balcony area of about 100 to 185 sq ft over and above its carpet area. A resale agreement should state the carpet area, since that is the figure the registration is based on.
Amenities and Green Features
Amenities at Mahindra Zen centre on the clubhouse and the open ground between the two towers. The registered list includes:
- A clubhouse of about 12,400 sq ft with a community hall
- A swimming pool and a gym of about 1,200 sq ft
- Indoor and outdoor sports areas
- Parks and landscaped open space
- Piped gas, power backup and 229 covered car parks, with 23 open car parks
Water supply is from BWSSB. The green design uses solar power for the amenities and low-flow bathroom fittings. The platinum rating at this stage is a pre-certification, so the final certificate is worth asking for at handover.
RERA and Possession
Mahindra Zen RERA registration number is PRM/KA/RERA/1251/310/PR/210324/006712, granted on 21 March 2024. The registered promoter is Mahindra Lifespace Developers Limited, and the building plan was approved by BBMP on 29 February 2024. Construction started in December 2023, and the registered completion date is 31 December 2028.
The number can be checked by project name on the Karnataka RERA portal. The portal lists every apartment with its carpet area, the quarterly progress updates and any complaints. The date in the agreement for sale is the one that counts if handover is late.
Cost of a Resale
A resale before handover is usually done as an assignment of the original agreement, with the developer's consent. The buyer pays the seller the amount already paid plus any premium, and takes over the remaining instalments. Several costs are added to the agreed price:
- The transfer fee charged by the developer, as set out in the original agreement
- Stamp duty of 5% plus cess and surcharge (5.6% in all) and registration of 2% when the sale deed is registered
- Clubhouse, maintenance deposit and other charges still due to the developer
- Legal fees and the loan processing fee
As an illustration, on a home of Rs. 2 Crore, stamp duty and registration come to about Rs. 15.2 Lakhs. A loan of Rs. 1.5 Crore, the 75% that banks lend on a loan above Rs. 75 Lakhs, means an EMI of about Rs. 1.3 Lakh a month at 8.5% a year over 20 years. Our EMI calculator works this out for any price and down payment.
Checks Before Buying
A resale in a project under construction needs the same care as a new booking, plus a check on the seller. These are the main points:
- Read the seller's allotment letter and agreement for sale, and match the apartment number and carpet area with the RERA list
- Get a statement from the developer of the amount paid, the amount due and any interest outstanding
- Ask for the developer's written consent to the transfer and the transfer fee in writing
- Obtain a no-objection letter from the seller's bank if the home has a loan against it
- Confirm the car park allotted to the apartment
- Visit the site to see how far the towers have risen against the December 2028 date
- Travel the route to work at peak hour, by road and by the Yellow Line
Families who want a home from the developer directly, with a construction-linked payment plan, will find that route open at the neighbouring tower. Buyers who prefer Mahindra Zen for its two-tower layout and larger grounds have the resale route.
