Mana Dale in Kodathi, Sarjapur Road: Buyer's Guide (October 2026)

Mana Dale is a high-rise apartment project by Mana Projects at Kodathi, off Sarjapur Road in East Bangalore. It is being built and registered in phases, and the two phases registered so far carry different completion dates. This guide sets out the homes, the prices, both RERA records and the checks to run before booking.
What Mana Dale Is
Mana Dale was launched in November 2023 by Mana Projects, a Bangalore developer founded by D. Kishore Reddy in 2000. Most of the company's work is along Sarjapur Road. The plan is for 682 homes on 6.39 acres, with towers of up to 28 floors above the ground floor.
Construction is under way. The first phase started in December 2023 and the second in January 2025. Four towers with 485 homes are registered with Karnataka RERA so far, and the rest of the plan will follow under later registrations.
Who the Project Suits
Mana Dale suits families who want a three or four bedroom home in a tall tower close to the Sarjapur Road job corridor. It also suits buyers who are comfortable paying in stages while the towers rise, since handover is some years away. Buyers who need a home within a year or two are better served by a completed project.
The tower a buyer picks decides the wait. Homes in the south towers are due in 2029, while the first two towers carry a registered date of 2032. That gap of three years affects rent, loan interest and the total cost of the purchase.
Location and Connectivity
Mana Dale is located on survey number 60/1 of Kodathi Village, Varthur Hobli, Bangalore East Taluk 560087. Kodathi is on the stretch of Sarjapur Road between the Outer Ring Road at Bellandur and Sarjapur town. The technology parks along the Outer Ring Road and the offices on Sarjapur Road are the main workplaces for residents of this area.
Carmelaram is the nearest railway station, on the line between Baiyappanahalli and Hosur. The Red Line of Namma Metro, from Sarjapur to Hebbal, is planned along Sarjapur Road. The Karnataka Cabinet approved it in December 2024 and it awaits the central government's approval, so it is some years from service. More about the area is on our Kodathi locality page.
Homes and Sizes
Mana Dale floor plans cover 3 BHK and 4 BHK homes in the first phase, with 2 BHK homes added in the south towers. The saleable sizes of the homes on offer are:
- 3 BHK with three bathrooms: 1,590 sq ft, 1,786 sq ft and 1,822 sq ft
- 4 BHK with four bathrooms: 2,145 sq ft
The registered carpet areas are smaller, as they leave out walls, balconies and common areas. In the first phase the 3 BHK plans have carpet areas of about 1,008, 1,027 and 1,071 sq ft, and the 4 BHK about 1,357 sq ft. The south towers add a 3 BHK of about 933 sq ft and a 2 BHK of about 832 sq ft. Four homes share a typical floor in the first two towers and five in the taller south tower.
Price and the Full Cost
Mana Dale prices start from Rs. 1.54 Crore for the 1,590 sq ft 3 BHK and go up to Rs. 2.06 Crore for the 4 BHK. The 1,786 sq ft and 1,822 sq ft plans start at Rs. 1.72 Crore and Rs. 1.76 Crore. The price per sq ft is about Rs. 9,600 to Rs. 9,700 on saleable area across all four plans.
Several costs are added to the agreed price:
- Stamp duty of 5% plus cess and surcharge (5.6% in all) and registration of 2%
- GST of 5% on a home bought during construction
- Floor rise and any charge for a preferred view or corner
- Clubhouse, maintenance deposit, electricity and water connection charges
On a home of Rs. 1.54 Crore, stamp duty and registration together come to about Rs. 11.7 Lakhs. As an illustration, a loan of about Rs. 1.16 Crore, the 75% that banks lend on a loan above Rs. 75 Lakhs, means an EMI of about Rs. 1 Lakh a month at 8.5% a year over 20 years. Our EMI calculator gives the figure for any other price or down payment.
RERA and Possession
Mana Dale is RERA approved in two phases, each with its own number and completion date. Both are in the name of Mana Projects Private Limited, and both building plans were approved by the BDA.
| Phase | RERA number | Towers and homes | Registered completion |
|---|---|---|---|
| Mana Dale | PRM/KA/RERA/1251/446/PR/091123/006409 | Tower 1 and Tower 2, three basements, ground and 28 floors, 228 homes | 31 December 2032 |
| Mana Dale South-1 | PRM/KA/RERA/1251/446/PR/220125/007417 | South Tower 1 (28 floors) and South Tower 2 (24 floors), 257 homes | 30 November 2029 |
The first phase holds 172 3 BHK and 56 4 BHK homes. The South-1 phase holds 156 3 BHK homes, 51 2 BHK homes and 50 small homes reserved for the economically weaker section. The numbers can be checked by project name on the Karnataka RERA portal, which also carries the apartment list and the quarterly progress updates.
Amenities
Amenities at Mana Dale include a clubhouse with a community hall, a swimming pool, a gym, and indoor and outdoor sports areas. Parks cover about 1,400 sq m of the site, and the first phase registration provides for 793 covered car parks. Water for the first phase comes through the Kodathi panchayat, and the south towers draw on borewells.
The clubhouse and the larger open spaces are shared by all phases. It is worth asking which amenities are handed over with the tower being bought and which come with later phases.
Checks Before Booking
A phased project needs a closer reading of the papers than a single-tower one. These are the main checks:
- Confirm which RERA registration covers the tower and apartment being booked
- Match the completion date in the agreement for sale with the date registered for that phase
- Compare the carpet area in the agreement with the registered carpet area of the apartment
- Get the full cost sheet in writing, with floor rise, parking and all deposits
- Ask about the water arrangement after handover and the expected maintenance charge
- Check that the bank giving the loan has approved the phase
- Visit the site to see the progress of each tower
