Bren Imperia

Bren Imperia Overview

Bren Imperia is a completed apartment project by Bren Corporation at Haralur, on Haralur Road in east Bangalore, and it has been sold out and complete since March 2021. Nothing is left with the developer, so the only route in is a resale from an existing owner. It suits Haralur Road buyers who care more about grounds than about a new-building smell, and who should go through a broker rather than a sales office.

What makes it stand out is the ratio of land to homes. The 540 flats rise 17 floors on a 16-acre site, which leaves a great deal of ground for the clubhouse, the football field, the mini golf course and the tree-lined boulevards the developer built. Five years after handover you can walk all of it and judge how well it has been kept, which is worth more than any launch-day render.

The homes came as one-, two- and three-bedroom flats, quoted as built-up area, from about 853 sq ft at the small end to about 1,778 sq ft at the large end. Bren Corporation has not said which size belongs to which configuration and has published no price at all, not even the original one. You will have to build your own picture from recent resale deals in the compound. The tower count has not been published either, and no RERA number is on record.

The project suits a family or a professional who wants a lived-in address off Sarjapur Road with unusual sports space, and who is comfortable with resale paperwork and an older flat. It does not suit anyone who wants a developer warranty, a milestone payment plan, a four-bedroom home or a price list they can read before visiting. Go in with a lawyer for the title and a builder friend for the flat.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Bren Imperia

Bren Imperia stands at Haralur, reached from Sarjapur Road and Haralur Main Road, on the south-east side of Bengaluru. Bren Corporation has published no street address, pincode, landmark or distance, so this page quotes none. Haralur is an established residential pocket rather than a frontier. A 16-acre compound with 540 homes is a large presence within it, and the shops and services that follow such a population are in place.

Because residents have lived here since 2021, the honest guide to daily travel is a neighbour. Ask the seller how long the morning run to the Outer Ring Road or to their office takes, and how the approach from Sarjapur Road behaves after rain. Then test it yourself at the hour you would actually leave, and again on the way back.

Visit on a weekday and a weekend, in daylight and after dark. Note where the compound gate opens onto the road, whether a school bus or a city bus stops within a short walk, and how far the hospital you would use is by car. A settled address rarely hides surprises, but the one route you will drive every day is the one to verify before you make an offer.

Homes and prices at Bren Imperia

Bren Imperia was built with one-, two- and three-bedroom flats in built-up areas from about 853 sq ft to about 1,778 sq ft. Bren Corporation has not published which size goes with which bedroom count, nor any carpet areas. Ask the owner for the original floor plan and agreement for sale, which record both figures, and check whether walls or kitchens have been altered since possession.

No price exists on the developer's side, so your number comes from the resale market. A broker active in the Sarjapur Road belt should be able to show you a few registered sale values from these towers. Work out a per-sq-ft rate from them and adjust for floor, facing and condition.

A resale in a completed building carries no GST. Stamp duty and registration in Karnataka fall on the agreed value, and payment is in full at registration rather than by construction milestones. Before you agree, get the seller and the association to confirm in writing:

  • The price and the area it is measured on
  • Whether a car park is included and is recorded in the sale deed
  • Maintenance dues and any special levy cleared to the date of transfer
  • The association transfer fee and any corpus contribution asked of a new owner
  • Stamp duty and registration on the full consideration
  • Any outstanding home loan and the bank's process for releasing the title papers

Paperwork and approvals for Bren Imperia

Bren Imperia has no RERA registration number published by Bren Corporation. Ask the seller or the owners' association whether the project was registered, and check any number you are given on the Karnataka RERA website (rera.karnataka.gov.in). For a building completed in March 2021 and bought through resale, though, the documents that protect you are the ones that show the building is lawful and the seller owns the flat.

Before any payment beyond a token, ask to see:

  • The occupancy certificate for the tower your flat is in
  • The sanctioned building plan with the flat marked
  • The seller's registered sale deed and the developer's underlying title documents
  • An encumbrance certificate for the years since the flat was first registered
  • The khata in the seller's name and the latest property-tax receipt
  • A no-dues letter from the association, and the bank's document list if a loan is outstanding

Check that the seller's name, the flat number and the area match across every paper. Your purchase registers on a new sale deed drawn by your lawyer, after which you apply for the khata transfer and move the electricity and water connections into your name. Keep a copy of the occupancy certificate in your file, because your lender now and your buyer later will both ask for it.

Living at Bren Imperia

Bren Imperia is 16 acres with the residential towers rising 17 floors and most of the land given over to sport and greenery. The developer has not published the tower count or the share of open ground. Ask for the sanctioned site plan and walk the boulevards to see how the buildings, the clubhouse and the fields are arranged. Everything here is built and in use, so there is no need to rely on renders.

A day could start with a swim in the heated pool, which is unusual for the city and welcome on a cold January morning, followed by breakfast on a balcony over the landscaped gardens. The 44,000 sq ft clubhouse is the centre of the compound; ask what it holds beyond the pool, since the developer lists only a few facilities by name. Children have a play area of their own and a football field big enough for a proper match, and a round of nine-hole mini golf fills an idle evening.

Five years of use tell you what a brochure cannot. Look at the condition of the golf greens, the pool plant and the garden edges, and ask the owners' association for its last year of accounts and minutes. That file shows what the maintenance charge actually buys, whether any special levy is coming, and how 540 households get along. Check lifts per tower and where visitor parking goes, since those decide comfort more than a boulevard does.

Frequently Asked Questions

Is anything still for sale at Bren Imperia from the developer?
No. All 540 homes were sold, and the project was completed in March 2021. Anyone offering you a flat here is an owner or a broker acting for one, so ask for the seller's registered sale deed at the first meeting and confirm the name against their identity proof.
What did the flats at Bren Imperia cost, and what do they sell for now?
Bren Corporation has published no price, current or historical, for this project. The only usable reference is what flats in these towers have sold for recently. Ask a broker for two or three registered values from the past year and adjust for floor, facing and condition.
How big are the homes at Bren Imperia?
The published range is about 853 sq ft to about 1,778 sq ft of built-up area across one-, two- and three-bedroom flats, with no size attached to each configuration. Ask the seller for the original floor plan and agreement, which state the built-up and carpet areas as sold.
Do I pay GST when buying a resale flat at Bren Imperia?
No. GST applies only to homes bought before completion, and this building has been occupied since 2021. You pay stamp duty and registration in Karnataka on the agreed value, plus whatever transfer fee the owners' association charges. Ask for both figures before you settle on a price.
Where can I check the RERA registration for Bren Imperia?
No RERA number has been published for this project. Ask the seller or the association whether one exists and search rera.karnataka.gov.in by the project name. For a completed resale, the occupancy certificate, the khata and the seller's sale deed matter more than the regulator's entry.
What is the clubhouse at Bren Imperia like?
The developer describes a 44,000 sq ft clubhouse, a heated pool, nine holes of mini golf, a football pitch, landscaped gardens, tree-lined boulevards and a children's play area. On your visit, check which facilities are open and well kept, and ask the association what the monthly maintenance charge covers.

Buying from Bren Corporation in Bangalore usually means a mid-rise apartment in the south-east, though the builder has spread well beyond it. Its homes run from Marathahalli, Doddanekkundi and Haralur Road down to Kasavanahalli, Kudlu Gate and HSR Extension. Newer launches have moved to Kanakapura Road and Hulimangala in the south, and to Kogilu and Old Madras Road further out. Almost everything…
