Bren Park City

Bren Park City stands at Hulimangala, off Electronic City, in pincode 560105. Bren Corporation gives the location as a Plus Code, RJJR+M95, rather than a street address, and publishes no landmark or distance. Use the pincode and the code to place it on a map before you visit. Being off the main Electronic City stretch rather than on it is the point of the address: quieter land, a short hop to the offices.

The daily journey to test is the run from the compound to your workplace in Electronic City at the hour you would leave, and back in the evening. Then try the longer trips you will make less often, into the city and towards Hosur Road, and see how the approach road handles them. A 10-acre project with 616 homes and retail on site will add its own traffic to that road once it fills.

Because the project is still being built, the surroundings will change before you move in. Walk the lanes around the plot now and note what is already there, what is coming up, and how far the nearest shops, clinic and school are on foot. Ask the developer what road work, if any, is planned for the approach before June 2029, and get the answer in writing.

Bren Park City offers four plans, all quoted as built-up area. The one-bedroom comes in about 704 and 928 sq ft; the three-bedroom in about 1,645 and 1,666 sq ft, so close that layout and facing decide between them. There is no two-bedroom. Carpet areas have not been published; ask for the carpet figure of the exact unit you are offered.

Starting prices are Rs. 74.36 Lakhs and Rs. 95.76 Lakhs for the two one-bedroom plans, and Rs. 1.64 Crore and Rs. 1.66 Crore for the two three-bedroom plans. On the 704 sq ft plan that is about Rs. 10,600 per sq ft, and on the 1,645 sq ft plan about Rs. 10,000. Floor-rise and facing lift a quote above these, so ask which floor a quote refers to.

Because the flats are under construction, GST is charged on the construction portion in addition to the price. Stamp duty and registration in Karnataka fall on the agreement value. Payment follows construction milestones. Ask for a cost sheet that shows:

• Base rate per sq ft, the area it is charged on and the total for your unit
• Floor-rise and facing premium as separate lines
• Car parking and the number of bays included
• Clubhouse membership, maintenance deposit and any corpus fund
• GST on its own line, with the rate applied
• Stamp duty and registration on the full consideration
• The milestone schedule, with the share due at booking and at handover

Bren Park City has no RERA registration number published by Bren Corporation for this project. A development of 616 flats being sold before completion must be registered, so ask for the number before anything else and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the sanctioned plan, the land title the promoter filed, the quarterly progress updates and the declared completion date. Set that date against the June 2029 guidance.

For an under-construction purchase, ask for these before you pay a booking amount:

• The RERA certificate and the project page on the portal
• The sanctioned building plan and the layout approval for the 10 acres
• Title documents for the land and an encumbrance certificate
• The commencement certificate for your tower
• A draft agreement for sale that states the carpet area, the handover date and the milestone schedule
• The list of approvals still pending, with dates

Register the agreement for sale once you cross the ten percent mark, as the law requires, and keep every receipt. Visit the site against the milestone schedule before each payment. At handover, the documents that matter are the occupancy certificate for your tower, the sale deed in your name and the khata transfer. Do not take possession without the first, or call the purchase finished without the other two.

Bren Park City has six towers of seven floors on 10 acres, with 616 homes spread among them and the shared facilities placed between the blocks. The developer has not published the open-space share, so ask for the sanctioned site plan and see for yourself how much ground the buildings take. Everything you are shown at this stage is a render as planned by the developer; the built compound will follow between now and June 2029.

A day here, once it is finished, could start with a lap of the jogging track or a session in the yoga zone, then the gymnasium or the swimming pool before work. If you work from home, the business centre gives you a desk away from the flat, and the retail spaces on site cover the small errands. Children have a play area and the sports courts; the pet park means the dog gets its walk inside the gate.

Evenings belong to the landscaped gardens, the indoor games zone and, on occasion, the mini theatre or the salon and spa. Family functions go to the party area in the clubhouse. With seven floors and about a hundred homes per tower, ask how many lifts each block gets and where visitor parking goes. Ask, too, which amenities are due with the first handover and which arrive later, because in a phased project the clubhouse can lag the flats by a year or more.
